Damage from Smoking

Hi everyone,

I have been hosting for a few months now and so far, enjoying the experience. I had my first less than ideal guest who left a burn hole in one of the outdoor dining chairs despite a no smoking on the property rule. 
I would like to replace it, the issue is that I can’t just buy 1 chair, I would need to replace the whole set and I am not sure if that’s a reasonable thing to request and I am wondering if anyone has any advice on how to manage this.

Hi! Kim - I am so so sorry this happened to you. I had two - only two seems to be minimizing it but I mean it - guests this past March who did not adhere to the no smoking policy, left stubs in the house plants and smoked inside the house. The guests were through a local carpet company that had international exchange workers. Needless to say the company that contracted with me had the serve pro people come in and clean out the carpet and the house. I had my own cleaner go in and look at the house AFTER the local company and found - this is icky - pee stains and ummmmm…. Let’s call it icky patches on the carpet and my floors. I don’t live in my property - I travel for work and when I got back my cleaner had completely cleaned it out. I didn’t complain to Airbnb or ask for any reimbursement since the contracting company had helped out. 
In your situation - I would have called Airbnb and asked them to file a claim for you and get a whole new set. This is absolutely unfair to you and your home. It’s disrespectful and against every protection you are guaranteed by the platform through which you got such inconsiderate guests.

Hi @Elisa , thanks for the support! If you mean the first time a guest didn’t follow the no smoking rule, yes it is, as far as I am aware.

If you can’t buy just one chair and need to replace the whole set than yes it’s a reasonable thing to ask.

these situations can be very challenging at times. You want to give the best experience possible and hope that guest see the value in what you are sharing with them. A lot of the guests I have dealt with has someone in the group that smokes. I don't know if it's a Jamaican thing or what. 

 

But the first thing I would do is document the damage, and then using the Airbnb platform, contact the guest about it and see what they say, make sure provide evidence. It would be good if you had before and after Photos. 

 

If that fails, I would just go ahead and replace it. these are the growing pains of hosting. hope that helps

I appreciate the advice and it seems minimal compared to what you experienced, yuck 🤢.

I have taken pictures of the chair damage and will likely try to have the set replaced through AirBNB. It has only been a few days since it happened so I am still within the window to claim it.

My answer may not be popular, but if it was me, I would just leave the chair out there with the burn hole in it. As long as it doesn’t affect the chair structurally, I wouldn’t bother to go through all the hassle you will have trying to get Airbnb support to help you, and trying to get the guests to pay. The guests would have to admit they had done it.  They might not even know they did and you have no real proof they did. They could claim it was there before and you (or your cleaners) just didn’t notice before. It just doesn’t seem worth it to me for small cosmetic damage. There are WAY bigger problems you could have, believe me. For example, a recent guest broke off a piece of my gutter while driving out with their huge trailer (that they did not inform me they would be brining to my property). The only reason I knew was because I have an outdoor security camera that shows the driveway and part of the front porch. I usually check it on the day of checkout to see if the guests have left on time. That’s when I saw the massive vehicle attempting to exit my driveway.  It looked like the piece fell right into the back of their trailer after they hit it.  That piece of the gutter was nowhere to be found in my driveway. I messaged the guest to simply ask if they could take a look in their vehicle for it because it would be easier to fix it if I had the original piece.  I never anything back from them, and still to this day months later not a word.  I had to call a handyman that day to go to Lowe’s and buy a replacement and fix it before the next guests arrived. It was fine, not too much trouble and not a total disaster luckily (I kept telling myself it could have been worse, they could have taken out the whole porch post the gutter was attached to). But I didn’t think a small piece of the gutter was worth the trouble of trying to get a non-responsive guest to pay me.

 

Anyway, I guess my point is, you gotta pick your battles. You are going to experience way more problems than that. And also as a suggestion…. I have learned a long time ago to not have anything really nice at my Airbnb. I hate to sound negative here, but it’s just the nature of having complete strangers come and stay at your property. Things are going to happen. And if I insisted that every guest pay me back for something they broke or ruined, I’d probably have a lot of negative reviews and not repeater guests. You just never know if that guest has recommended your place to all their friends and family (who could be potential guests). Otherwise if you get Airbnb involved in reimbursement for something they don’t even know they did, it food go the other way: they could blast you on social media, complaining about your place and telling everyone how awful their experience was, etc. Again, to me, none of that is worth it.

Sorry about this. 
Situations like this need to be caught very quickly and within hours or less after the guests left. I would definitely contact AirBnB to help file a claim for the damage. Here is when it gets a bit dicey. You cannot claim for a 4 chair set if only one was damaged. It is like claiming for 4 new tires if one got cut by accident and all four (4) tires have equal wear and same brand. Maybe buying cushions could help but definitely don't do this out of pocket.

@Hubert--J0 As luck would have it or not I have guests from out of country for three weeks and they smoke right outside my townhouse. My neighbors are not liking it much but better than smoking inside. I have expressly told them no smoking on the property premises as well as explained about my neighbors. At this point in time I just want them gone.  

With all the lawsuits and premature deaths related to smoking, can't believe people still smoke.
