I can understand why you’re questioning it. From a hosting perspective, I’d separate two things here: the number of overnight guests and whether the host considers the stay to involve an event or gathering.
If the number of overnight guests is within the listing’s stated limit, that by itself doesn’t appear to mean the reservation automatically becomes a “party” under Airbnb’s guest-limit guidance. Airbnb does expect guests to be truthful about who is staying and to respect the host’s approved guest limit.
That said, your wording about “some of my guests” and everyone getting together the following day could reasonably make a host ask how many people will actually be accessing the property. I’d be very clear with the host about who will be staying overnight, whether anyone else will visit the property, and roughly how many people would be there at any one time.
The $250 is the part I’d ask them to clarify. Airbnb does have various fee mechanisms, including extra-guest fees, but mandatory reservation fees generally need to be disclosed in the listing/pricing before booking rather than appearing unexpectedly afterward.
I’d simply ask the host to point you to the listing rule or fee that applies to the $250 and explain what specifically makes them classify your proposed stay as an event. If you still aren’t comfortable with the explanation, I’d contact Airbnb before booking rather than assuming either the host or the guest is interpreting the policy correctly.
Also, I wouldn’t rely on the phrase “Airbnb policy requires me to charge this” without asking for clarification. Hosts can certainly have reasonable house rules and pricing, but that’s different from Airbnb automatically imposing a particular $250 event charge.
