Experienced Airbnb guests only?

Is there an option to only let experienced airbnb guests to book with you and if so where do I go to make sure this option is on or available?

Hi Martina,

 

Yes, there is an option to require guests to have positive reviews from other hosts before they can book your listing. This is called the "Guests who are recommended by other hosts" setting. To enable this:

  1. Log in to your Airbnb account.
  2. Go to the "Listings" section.
  3. Choose the listing for which you want to set this requirement.
  4. Scroll down and click on "Policies and rules".
  5. Under "Booking settings", find the section titled "Who can book".
  6. Look for the option "Guests who are recommended by other hosts" and toggle it on.
  7. Save your settings.

By activating this, only guests with positive reviews from other hosts will be able to book your place. This can help ensure you're hosting experienced guests.

Hi @Martina1116,

 

Yes, this is a setting for new listings.  I help many people set up their listings but I do not recommend turning this setting on as it will really limit the number of people who will see your listing which will reflect in the number of potential bookings you will receive.  I have had guests who have 5 star reviews turn out to be bad guests and I host a lot of brand new guests who have been amazing.

Thank you Dave for your response! I guess I’m just hesitant to turn on the auto book on my account and just let itself flow. As this was the option that I was debating doing, but I think I’m just going to keep it as a request to book for now, because at least I get to review their profile when they request to book! I have let folks that have never used Airbnb or have had experienced with using Airbnb book with me and for the most part those folks were really respectful. I did have one person that was not very respectful, and I had to reach out to the guest and sort of educate her on etiquette. Thanks again!

This would not have anything to do with Instant Book.  I also do not use Instant Book and you get o vet the guest and accept or reject the request depending on how your feelings.

@Martina1116. Hi Martina, I agree with your reasons for not using IB and the link provided by @Dave-and-Deb0 doesnt work the same once you go live (at least not here in OZ) so yes you will need to vet as you cant stop them coming through. You can try contacting Airbnb direct to provide feedback.

 

Re getting notified of responses just go into your community center profile  settings (not hosting) and click from the notification options.
