Extra guests beyond listing capacity

Let me see if we got this right...

 

We can set a fee for guests we feel comfortable accommodating beyond listing capacity. Then we can sent a trip change request for them to pay the fee. However, guests can decline this change to keep the reservation the same. So if listing is for 2 people, they bring in 4 total...my only option is to cancel. But I can't can't cancel within 24 hours of the reservation so if guests just show up with extra people...we just have to deal with it?

 

Or even if we can cancel, we're still subject to fines and penalties?

 

Does this sound about right? In the past, when I call support. They basically said we can ask them to leave but cant force them to leave. Or be a good hosts and let the extra guests stay for free and guests breaking the rules don't get subject to anything but a free pass?

 

And it isn't about the fee, we want the correct # of guests per listing staying. No excuses...but seems like Airbnb only enforce rules when it has to do with the hosts.

The way I handle for every reservation only named Guests are approved to stay and on check in access is granted when all guests are able to show a legal ID that confirms reservation name.

If they bring extra guests without disclosing this, that is breaking a House Rule. I would not accomodate that at all based on this whole new fee policy. Simply contact Airbnb (be sure you have proof of the undisclosed guests) and tell them the guest is breaking your House Rules and tell them to contact the guest and have AIRBNB cancel the stay....not you. Make it clear you want Airbnb to cancel so you are not subject to any penalties. Be sure you are paid for the stay in accordance with your cancellation policy.

 

Once Airbnb cancels the stay, if the guest doesn't leave, I would advise them via Airbnb message their stay has been cancelled and they have XX minutes to vacate. If they don't leave by the time stated, contact the police and show them their stay was cancelled and they are trespassing and you want them removed from the property. 

 

Be prepared to deal with possible retaliation/damage to the property as a result. I would add wording to your messages after a guest books and in the check-in message that you have strict rules regarding undisclosed guests and their stay could be cancelled with no refund if they don't disclose all guests staying in their reservation. We also add that no unapproved visitors are allowed and that 3rd party bookings are not allowed.

 

Airbnb has created this environment with their new policies and you will need to adapt how you operate as a result.
