good morning,

I just booked my first Airbnb guest. He’s staying for a month. he brought a pet with him a small dog, but I wasn’t aware of that. What’s the best way to handle that? Keep in mind that I just had the property cleaned up when it was a rental and there was a lot of pet you’re in from the previous tenant. I’m a little bit concerned about him having any pet during his stay He did say that the dog is potty trained

Unfortunately your House Rules are not complete and you haven't indicated that pets are not allowed (or that they are). You will not be able to do anything about this current guest bringing a pet and not disclosing it. I would not confront them about the pet nor charge a pet fee, since that information was not on your listing when they booked. 

 

House Rules

I would immediately update your House Rules and indicate whether you accept pets or not. Then add a Pet Fee to your calendar under pricing (scroll to the bottom - additional Fees).

Missing Amenities

You are missing quite a few amenities and Airbnb has indicated some important amenities are missing like hot water,  Essentials (TP, towels, soap, sheets). Suggest you go to your amenties section and choose ALL and add every amenity you have. Then go to the Edit button (top right) and add all the additional details required as indicated by the pencil icon.

@Donny38 You could write on the Airbnb communication, that you were unaware that this tenant was bringing a dog to your newly clean rental. I would suggest you make an appointment to go and check, making sure it’s a little dog and that it’s not peeing in your house. I own a small dog and she is cleaner than a human.
