Guest are leaving early because where they are from is going to get icy/snowy weather - am I obligated to refund their money if they decide to leave early?

Hi @Kelly2703 No, Extenuating Circumstances usually don’t apply.
Your cancellation policy still stands, remaining nights are refundable only if you choose to refund, or if you’re able to rebook and want to be generous.
If you want to keep things friendly
you can offer a partial refund or a future stay discount.

Do you refund a guest that is in the middle of their stay that wants to leave early because of bad weather? Am i responsible for refunding a guest if bad weather comes during their stay and they want to leave early. It is not a mandatory evacuation. Just don't want a bad review.

@Kelly2703 If a guest wishes to leave mid-stay because there is going to be bad weather at their HOME location, that is their decision and I typically do not refund.
However, if there is going to be bad weather at the rental property, and they may run the risk of being without electricity or water, I will accept their decision to leave and I will probably refund them for the one or two nights that they have paid for.
I agree with your reasoning/suggestion/solution. I am in this business for the long term, so I habitually "do unto others" and am generous with refunds for issues of weather, outages, and the like, here at the house. Unless, of course, our guests are in it for the adventure, in which case, we are likely to share the fun of it, like we are all friends and family. ♥️
