Guests exceeded their max guest allowed

Hi all,

 

I am have been a host for less than two months in Puerto vallarta and so far have had a great experience renting my condo solid through the end of March and having fantastic first 6 guests.  

 

Unfortunately today, our guests tried to sneak an extra person.   This is unfortunate because they were young guest with no history which usually I wont accept the request but they very polite about the request so I wanted to give them an opportunity to establish their Airbnb history.   The condo has a max of 4 people and we were able to tell that they were purposely deceitful because we saw them arrived in the Uber to the building with the 5th person who hid outside while they were checking in.    They then requested keys to the garage and they used them to sneak the unauthorized individual  into the building.   Luckily the property manager noticed it, approached them and reminded them about the guidelines which includes having each guests check in and that only 4 guests are allowed.    She also requested the garage fob back since they didnt have a car rental.  

 

Luckily, the guest that rented the property was very polite and pre active on ensuring that this 5th person wouldnt be staying in our property.   They even shared the hotel contract that the 5th person has gotten  since the incident so I am hopeful that this will not be an issue.   FINGERS CROSSED!

 

I am hoping to hear from others:

1) how to best avoid this situation in the future besides not approving guests without any history?

a) Do you add a large fee for the extra person?

b) When is it best to confront them?

c) How do you handle the possible retaliatory bad review?

d) are you legally able to end their rental?

@Francisco2373 A bad review is quite damaging - hopefully your guests will not leave you one. If the rental is shot term the best thing to do is ignore the extra guest and just slate the booking guest in your review. That way you don't warn them so you should not get a bad review. Clearly if there is a legal limit or risk involved allowing the extra guest then you do need to take action.

UGH.   Thank you for your response.  It just doesnt seem right.   A bad review would definitely be devastating when I just started and have only 5 reviews (all 5s).
