First, I want to say clearly. 23 five‑star reviews in four months is outstanding. Many hosts never reach this level of trust and consistency in a year. Your service, hospitality, cleanliness, and responsiveness are clearly what guests value most, and that foundation is extremely strong.

 

Looking at your current performance, you are primarily attracting local Venezuelan guests who are staying for short periods. They value the comfort, convenience, and the care you provide. This is excellent, but there is real opportunity to grow by also speaking directly to domestic travellers and international guests who look for slightly different things when choosing a space.

 

Domestic travellers are often couples or families looking for a short break or weekend getaway. Your location is ideal for this with access to beaches like Ocumare, Cata and Choroní, as well as easy access to main routes. Highlighting these things more clearly will help attract that segment. International guests represent the biggest growth potential, however they book when they feel confident, informed, and reassured.

Safety and trust are important. I understand your intention to warn guests about uncertainty, but phrases like “avoid attracting attention” can sometimes cause unnecessary concern, especially for travellers unfamiliar with the area. A more reassuring way to communicate the same thing could be to highlight positive safety features like secure building access, private parking with direct elevator, quiet residential surroundings, and well‑lit common areas, while still encouraging respectful behaviour.

 

From my own experience with Misty’s Studio Durbanville and Misty’s Apartment Durbanville, the hosts who grow fastest focus not just on cleanliness and service, but also on presentation, staging, and perceived value. For your apartment, some small improvements could have a meaningful impact.

For example:

  • Adding artwork on the walls to create personality and warmth in the space,

  • Tidying cables around the TV and media area to signal professionalism and attention to detail,

  • Using warm, staged lighting in photos and common areas so the space feels more inviting online.

These changes are relatively low cost but they directly improve how guests perceive the property, and that affects both click‑through and booking conversion.

 

Based on available short‑term rental data for Venezuela, the average occupancy across similar listings is around 40 to 48 percent per year, with many listings showing high availability throughout the year. In stronger markets like Caracas, highly rated listings often book closer to 170–190 nights per year, but that level of demand is harder to replicate in secondary markets like El Limón.

Your current pricing of approximately $45–$62 USD per night) is competitive for the local market. It is actually near or slightly below the average nightly rate for comparable spaces, which is a good position for a newer listing. However, lowering price further is not the key to growth, because pricing too low can reduce perceived value, particularly with international guests who often equate higher price with quality and safety.

Instead, a strategic pricing approach would be:

  • In the early stages, keep pricing competitive to build traction,

  • Once you have more consistent bookings and reviews, increase your nightly rate gradually, for example 5 to 10 percent, while maintaining occupancy,

  • Adjust pricing for weekends, holidays, and local peak travel periods to maximise revenue without reducing bookings,

  • Offer a modest weekly discount to encourage longer stays, which increases overall revenue even if the nightly rate is slightly lower.

These strategies help grow booked nights while maintaining or increasing revenue.

I also want to note that my understanding of your listing could be slightly misconstrued due to translation dynamics, as I am not Spanish speaking. I have interpreted everything as accurately as possible, however certain nuances are better understood in the original language and context.

Overall, you already have an outstanding foundation. By refining how you position the listing, improving how the space is presented visually, and adjusting your pricing strategy in line with demand patterns, you can attract more guests, including international travellers, and increase your earnings meaningfully.

El Limón-Maracay es una zona muy tranquila. Hasta el momento he tenido solo 2 turistas que visitaron maracay desde Francia. 

 

Normalmente nuestros huéspedes son locales que buscan un descanso.

 

Me he mantenido competitivo, al comienzo cada noche estaba aproximadamente en 30-35$. Sin embargo hay gastos de limpieza y esos precios no me ayudaban. Este mes de marzo lo he aumentado a 40$.

 

Agradezco muchas tu recomendaciones, quisiera tomar unas mejores fotos. Y que el negocio siga adelante.

El Limón-Maracay is a very quiet area. So far, I've only had two tourists who visited Maracay from France. 

 

Our guests are usually locals looking for a break.

 

I've remained competitive; initially, I was charging around $30-35 per night. However, there are cleaning costs, and those prices weren't enough. This March, I've raised it to $40.

Hello @William2922 , my listing is in the countryside and there are some months where I have a booking every week and others months where it gets cold there is not as much. For those months I just decrease the price by 5 dollars. I feel like changing the price does help with the algorithm. Also try searching for other listing around your area so you can stay competitive, it can be helpful.  I do take in consideration the guest review, let’s say the complaint about the bed so I try to upgrade. Something’s are out of hand but if there easy to fix I try to fix them. 


Also I have some waters and I do have a flyer where it shows some cool events or recommended places in the area.
