House rules summary concerns


All my listings have the same sets of provisions, because they are all in the same property. 1 is the entire townhouse, then 1/2 of the entire townhouse and then just the master which I list as a studio.
I had a request on the entire townhouse for the following weekend and so I just summarized all the info that was already stated in different sections and put a summary in the house rules section. Tomorrow I also have a guest for the same entire townhouse and he messages me that why did I change the house rules. I explained that I did not. All I did was summarize what it says in all the sections of the listing and just summarized in the house rules section. I have not added any house rules that weren’t otherwise already indicated in the info about the townhouse. The townhouse doesn’t allow parties because of neighborhood and no pets are allowed. I always ask guest if they have accommodations needed before they arrive as I did with Adam. He never mentioned any. I try my best to accommodate guests with anything I can within my control from late checkouts to early check ins, to even giving them complimentary drinks in the fridge for when they arrive. But I can’t accommodate a party nor pets and I’ve always stated that in all the listings.

@Louis1783   One thing I can't quite glean from your account is what the guest actually intends to do that's against your house rules. However - while your rules should ideally contain language stating that unregistered guests can't enter the property, for your own protection, you are still well within your rights to inform your guest that every person that enters the home will have to be registered and charged as a guest according to your current schedule of fees.

 

Naturally, you also need to have the means of enforcing this - whether it's a physical presence on the property or a fully disclosed surveillance apparatus, every host needs a tangible way to deal with party prevention that doesn't rely on an outsourced customer service operator sitting at home in the Philippines. 

Well the thing is that the building itself consists of 2 townhouses. 1 is where my dad lives and my mom until she passed last year with covid. My dad is retired and my mom still worked. Airbnb has been a saving grace because the income generated is how my dad is able to stay living there now, without my mom, his retirement isn’t enough.  So my dad in a way keeps an eye on things and I help by communicating with guests, and getting the housekeeper to sanitize. 
Im wondering; when we as host click on house rules even before we physically write things the system asked to check or x on the things that we say yes or no.. things like parties and pets; both of which I said no from the moment I wrote the listing. Doesn’t Airbnb automatically use that collected info and indicate that no parties or pets are allowed ? 

@Louis1783  What do you mean by Airbnb "indicating" your house rules. The house rules are indicated in your listing for guests to read. If they book, they are obligated to abide by the rules you have listed. If they didn't bother to read them, that's their fault.

 

If the guest is insisting that he gets to throw a party, you need to have his reservation cancelled.
