How do you encourage guests to read your house rules?

House rules are a key part of creating a great experience for guests and Hosts alike. Many Hosts in our community have emphasized the importance of encouraging guests to read and follow them. Some Hosts have mentioned that, once the booking process is complete, they share this information through a message via the Airbnb app. Other Hosts have preferred to leave a printed copy in the accommodation.

As there can be quite a bit of time between the booking and the arrival, I email a copy of house info which needs to be signed prior to me giving them the self entry instructions about two weeks before arrival. As my cancellation policy is moderate this gives them time to cancel without penalty if they don’t like it. Then several days before arrival I send the self entry instructions. No signed acknowledgment no entry.
As "house rules" are largely unenforceable anyway, we only have one:
No smoking in the house. Only outside.
If you have to make a house rule to inform them that they can't trash the house, throw food at the TV, or fill the pool with empty liquor bottles, then you're attracting the wrong guests.
