@Saru35 Cute space! I would remove the words "safest area" . This could open you up to liability if something were to go wrong. It's up to the guests to research the area they are going to be staying and that may include crime statistics.
In about this place I would state "this is a basement apartment with people living above"
Show pics of patio and backyard as guests love outdoor spaces
Do the guests have their own access to the basement apartment or do they have to go through the main home to access? If they have their own entrance, I would adertise as not a room, but an apartment with own entrance and once again reiterate basement apartment.
I see what appears to be a partition of some sort in the space. What is on the other side of that?
I would add two more standard size pillows to the bed in the bedroom 🙂 Neaten up the appearance of the bed and make more welcoming. Tucking in the comforter gives it a more crisp look. Maybe a couple of throw pillows on the bed. You look at my listings you will see what I mean about tucking the quilts.

You have a cozy space that seems reasonably priced. I would recommend though to retake the photos preferably during the day or with all lights on and using straight, balanced angles. Bright, well-lit images that highlight natural light, cozy shared spaces and amenities can really make a difference.
Your listing description looks good overall, but I suggest adding a complete list of amenities so guests know what to expect. Including clear and detailed house rules also helps set expectations and prevent misunderstandings. Lastly, updating your listing title every now and then may help boost visibility and attract more clicks.

I would say the best option to fill up bookings fast is simply to be the cheapest in the area. Great photos, excellent descriptions etc. are all fine, but nothing beats being cheap if you want lots of bookings.
It's not the most lucrative in the short term, but once you've built up your reviews, you can increase your prices. Think of it as a loss-leader. Just be careful not to end up with a year in advance all booked up at super low prices. Instead, I'd suggest using the calendar to drop your prices for the next two or three months, something like that.
Also, setting minimum booking length to one night and allowing on the day booking means you will get more bookings. Whether super-short and last-minute bookings are worth the hassle is for you to decide.
Welcome to hosting and to this host community. You've already discovered the great advice from @Karen114 @Mia1090 @ @Graeme144. They’ve shared excellent insights that cover much of what I would have recommended about your space and pricing.
On a practical note, if you haven’t already, consider adding rugs to the space above the basement apartment—especially above the bedroom area. They can help reduce ambient noise and create a quieter, more restful environment for your guests.

I think you should get some professional photos done. The space looks lovely but the photos don't do it justice. Some photos are crooked. You could also put more descriptions against the photos. As mentioned I would put more cushions and pillows on the main bed and rearrange the rugs so they sit partially under the bed as their placement while practical looks a little strange.

I've had a studio Airbnb for 5 years. I'm in a small regional city in southern Australia. Not sure where you are located and if you have much tourist or visitor activity in the region. This type of thing really drives bookings so that really helps me. I am a superhost (thanks Airbnb!) and have a rating of 4.97. (after 300 reviews or so).
The following suggestions are just my opinions so feel free to ignore! Your bed linen could do with some "Luxing" it looks like there's no duvet in the cover. More pillows, more layering, (just look up some decorator websites and copy) I also think your lead photo should be the lux bed, Kitchens are utilitarian, yours looks lovely and clean but its a lot of wood and soft appealing linens are so much more emotive for accommodation selections.
Once you get going make sure everything is spotlessly clean, that's absolutely imperative.
I also like to keep my distance from my guests, people come for a nice get away and they don't really want the host talking their ears off and regaling them with boring stories! Occasionally I have to meet people and sometimes they request it, I'm super friendly and have a quick chat and be on my way.
