How to get more booking

Hello,

my location is on Airbnb site from last december. I've received until now just 2 bookings.

What can I do to get more bookings?

Hi @Dolores428  What a breathtaking property.  It all looks good with the exception of your description.  You can definitely fatten and fluff that up.  

Looks like you have had a couple of stays with nice reviews so that is good.  The more reviews you have the higher you wil rank generally.

I suggest some more pics of your views.  From seating areas outdoors or patio.  You want guests to imagine themselves sitting and gazing at the view enjoying their morning coffee or an adult beverage. 

I always suggest a headline that tells about the property.  The house is beautiful however that in the headline doesn't tell the guest much.  Here's a headline for you: 

"Gulf of Marechiaro Walk 2 Sea Outdoor Dining AC"

Are there some cafes or bakeries nearby or within walking distance?  If so I would mention and add pics of those places as well as the sea attraction. 

I ran some info about your property through ChatGPT and here is what it spit out.  It is longer than the 500 charchters allowed in the short desc but you could modify to add some to short desc and then expound more in the longer desc.  Hope this helps 🙂

You do include essentials it says doesn't.

Your description Airbnb gives a listing 5 pages, a potential guest is probably a foreigner, so just doesn't know your location, your condo or what to do for 5 days?  Like things to like it looks a beautiful balcony outside off a bedroom , I am Arizona US  lol highlight for me, haha.

Review your pricing for me similar property type in that location. you were not completive and new and limited reviews, your pricing is has to be competitive for the Airbnb search and display especially if you don't have the reviews yet.

Smoke alarms, for US tourists that is a bedroom standard and now you can get plug in ones that you put in an outlet inexpensive.

You have a beautiful property with amazing location/views  - Congratulations!

I'd agree with previous comments about your listing's description - It looks great but you could work on it making it more appealing. Also, important that you fill out all the sections under Description Section (Description, Your Property, Guest Access, Interaction With Guests, and Other Details to Note). Check all amenities that apply and fill out as much information as you can.

It's an opportunity for you to use the Listing Description section to "Hook" the potential guest. While you can explore more details in the other sections that allow more characters, giving them a sense of what to expect of the location, access, surroundings, etc. The proximity to interest points should also be called out.

The listing says 6 people, but the pictures only show 5 spaces available. Not sure if the single bed has an expandable mattress underneath and if that's the case, maybe you want to show it in the pictures. Otherwise adjust the capacity accordingly.

Also a good idea to add description to the pictures, highlighting amenities and special things about each room. For example, in bedroom 1's picture you could add a description/caption such as: “Bedroom 1 is spacious and full of natural light, with a cozy queen bed, AC/Heater, smart TV, a dedicated work station, and a closet with hangers and shelves — everything you need for a comfortable stay.” You can also mention if you leave shampoo, body wash, etc in the bathroom pics.

Another recommendation is promoting your listing on social media, sharing your custom link (at the bottom of Listing Editor)

I also recommend you work on House Rules, so guests can expect what's allowed and what's not and set ground rules, let them know about any restrictions, silence hours, things to note about the property and its surroundings.

I followed some of the advice they gave me, I modified the description to make it more appealing, and I added a photo of the room with two single beds. Unfortunately, so far, I haven't seen any improvements in bookings.
