Invoicing for the managment of hosting?

I manage houses for the owners and unsure the best way to get an income that is in keeping with all the management of the bookings. I manage houses in Country Victora.

I manage the bookings, linen service, cleaners and stage each house with fresh foliage from the gardens prior to guests arriving. Thoughts please, I much appreciate any advise/help 😉

While cleaning fees and taxes may be handled differently depending on the agreement, that percentage typically covers full guest communication, maintenance coordination, and sometimes even emergency calls (like a guest not finding the wine opener at 10PM 😄). It’s a great idea to research local property managers in Country Victoria to compare what they’re offering and charging. This can give you a strong basis to confidently approach property owners.

@Helen3 gave a really helpful suggestion too—ask the owners to add you as a co-host on their listings, if they haven't already. This makes your role official within Airbnb’s system and allows you to manage everything seamlessly. You can then agree on a co-hosting fee, which is a more structured and trackable way to get paid for your work.

You ask the owners to set you up as a cohost on their listings and agree a percentage with them that covers your time for the services you provide @Lisa10385

@Lisa10385  It sounds like you are doing full on vacation rental management.  Are you also coordinating repairs,  answering distress calls at 10PM becuase guest  can't operate the TV or find a wine opener? 🙄

 

In the US, full vacation rental property management is 20-30% of booking.  I don't use property management for this very reason and I am unsure if cleaning fees and taxes are included in that percentage range. 

 

What I would do is shop some vacation rental management companies in your area to find out what they are charging and what is and isn't included.  This would be the best way to approach your owners if there is a large delta as to what they are paying you and what PMs are charging in your area.
