I may be stating the obvious but here is what I do/have in my Airbnb:
- thorough cleaning (vacuum under the bed and remove couch cushions to vacuum up crumbs, sparkling clean bathroom, shower doors, mirrors, and kitchen, no dust bunnies, etc)
- minimal “stuff” - enough for comfort but not so much that the space feels crowded
- pictures exactly represent what my property has and looks like and anything that may be a drawback is clearly called out (e.g., my bedroom has two small skylights so I mention that in my listing)
- provide the same kitchen supplies/cookware that you have in your house/would want in a place when traveling
- bathroom amenities like face cleansing wipes, toothpaste, and toothbrushes in their packaging plus extra shampoo, conditioner, toilet paper, and a first aid kit
- extra blankets and pillows
- extra towels (and I have a stacked washer/dryer in the unit)
- I have a regular coffee machine and a Nespresso machine (with pods) and provide Mini Moos creamer
- I respond promptly to guest inquiries and am flexible when I can be for early check in/late check out requests

I've just started and three months later I got superhost label. I 've responded to some of Jennifer listed issues but what I think guest appreciate very much is that we talk to them at arrival and let them feel like at home. Say what a brother would suggest to siblings and live them privacy if they don't ask. Any advice is appreciated but it doesn't have to push on their comfort zone. If we get the right connection we can be sure they don't betray later when they are left. Even if something is not perfect if we have the right connection they feel us like an old friend and never tell about the bad issues. I had only bad review and that was a neighbour enemy 😄

I think the top 3 things that make the biggest impression on my guests are:
1. Cleanliness - especially important in the kitchen and bathrooms. We have our cleaners use the paper toilet bands indicating the toilets have been sanitized. But we also pay close attention to floors, windows and furniture.
2. Comfortable beds - we have Casper and Casper equivalent mattresses. We include king beds whenever possible and XL twin beds so both children and adults can comfortably sleep on them.
3. Host responsiveness - so many perceived problems can be mitigated with kindness and prompt action from the host
After that it's pretty much a tie between amenities, condition and the attractiveness of the space. Any items that are getting worn, should be replaced as needed. We buy new grills and non-stick cookware about every 2-3 years. I
agree with Jennifer, the listing photos should be representative of the space and expectations should be set appropriately so guests aren't disappointed when they arrive. We always assess feedback from our guests and make improvements based on their suggestions. This year we're adding black out drapes to
our homes - people like to sleep in while on vacation 😄
The way I think about it is, most people only get to go away on one vacation week a year. It's something they look forward to all year long. I want to provide a spectacular, stress-free holiday for our guests with the same high standards I want to enjoy on my vacations.
