Letting to relatives for cheaper price? What is/is not allowed?

Hi,

 

I have an Airbnb which is currently undergoing work, so is not occupied. It will be completed soon, and I the previous price was around £45 per night.

 

I have some relatives who would like to stay there, and are happy to pay.

 

I want to take advantage of the Airbnb system and it will help me with tax (no chas etc), but I'd like to let them have it for £10 per night. I know they will look after the place and all will go smoothly.

 

They would like to let it for about 3 weeks - even though they may not be there all the time, they would like at as a base.

 

Does anyone know if there are problems with this? I appreciate I will lose money for those time, but it will be being paid for which I can't otherwise guarantee.

@Neil555 I don't see any real advantage of doing this. The nights will not count toward the 105 night FHL status as you are not renting at a commercial rate. In addition you will pay Airbnb roughly 20% so you will make even less money than you would dealing direct. It would be far easier just to rent to them direct and add the money onto your Airbnb revenues come tax time.
