I'm not sure if anybody else is ever encountered it but twice now I think yes to my home who claimed to be on Airbnb for year...
AirBNB suggested a price per night initially. We’ve had no takers. How much should I lower the price?
I think first maybe 10 guests and a 31 night minimum is a very hard market. Is this your best platform?
It's not necessarily about price - there's lots you can do to make your place more attractive to guests
1. you have no profile photo of yourself which Airbnb asks hosts to provide
2. you haven't completed your host profile
3. you haven't provided a description of your neighbourhood, described amenities in your house, local attractions or which type of guests your place suits
4. your lounge photo would be best as your cover shot and you probably want to retake some of your photos
5 you haven't labelled your photos
I work suggest you work on these issues and do some market research to see what similar listings in your location are charging to help you set your prices .Airbnbs price is normally too low which can put guests off as they think it could be a scam .
First and foremost...get professional photos done. Hire a professional photographer familiar with shooting Airbnbs. You should have at least 30-45 photos for a property your size.
Amenities
Go through the entire amenties section; you're missing alot of amenities. A property this size should have 55-75 amenities listed. Airbnb says you don't offer heat, air conditioning, toilet paper, towels or bed linens. They are pointing out these are important amenities that you are saying you don't have as indicated by the strike-through in the amenities section:
Missing Sections of Listing
As @Helen3 points out, you're missing alot of information on the listing. Go to the Listing Editor and click every square on the left side. A panel will open on the right with sections to complete. Put something in every section.
Price
You are way overpriced. Take a look at similar listings in your area. As a new listing you should be priced 20% below similar listings until you get some bookings. Don't offer the 20% off for holidays or busy season though. Other listings below for 10 guests shown on map below:
Consider Hiring an Experienced Airbnb Co Host
Work with an experienced Co Host or Short Term Rental Consultant to get your listing optimized and priced correctly. You only have the "New" boost in search results for a short period (10wks) and you need to take advantage of that window to get the listing off to a good start.
