Long Term Guests: looking to purchase a home in the area

Hello!

 

We have had our AirBnb for a year and have enjoyed it so far! We've had nurses stay 3 months at a time and have had great success with that. We have a family that needs to book our place while they search for a home to live in since they will be moving to the area. I am totally fine being flexible with her about the dates, however I'm not sure how SHE should book it. 

 

As you know, sometimes houses are bought quickly and sometimes not. I have advised her to hedge on the long side, say 3 months, so they have plenty of time to decide which house they want, paperwork, inspections, etc. IF they find a home in, say, 6 weeks, what should she do for her booking? Just change the dates from a long term stay to a shorter one?

 

I'm assuming she can just change the dates of her original request.

 

My questions are:

 

Will this affect her (or my) ratings? How will that look on the money side?

Will it just take off the nights she is not staying but keep the taxes and cleaning fees?

 

Also, with long term stays, I'd like to charge a higher fee since it takes my cleaning lady much longer to clean. How do I do this?

@Bronwen25 I would rent via Airbnb for say the first month and then block the calendar after that and deal direct.
