Messy repeat guest

I have a guest that has booked a two weeks stay for every four weeks. He has now completed 4 stays, and has 4 more booked. His first stay he left the house in very good condition. My cleaner stated that each stay the house is left in worse condition. His last stay I had to get an exterminator because he said there was a mouse in the house (we have been airbnb’ing for 3 years and have NEVER had this happen). When I met the exterminator at the house, there were empty food boxes all over the kitchen, the sink was overflowing with disgustingly dirty dishes, and food scraps all over the kitchen. The exterminator suggested not leaving so much food out, as that is what attracted the mouse. He left yesterday and the cleaner said the house was left just gross. Crumbs and food left all over the kitchen, the bathrooms were disgusting with dried stuff in the shower, sinks, and toilets. Has anyone experienced this? I am not sure how to say something to him to encourage him to leave the house tidier when he leaves. Any suggestions?

@Lani11  In your shoes I would require weekly housekeeping to prevent things from getting out of hand.  Be direct and just let him know that you'll need to require that going forward and that he will pay the cleaner in cash himself.  Tell him ahead of time what her hourly rate is and how long she will need.  He might refuse, and you might lose this regular customer, but only you can decide what your priorities are.  Alternatively, you could charge more and pay for the housekeeping yourself, but make it a condition of booking for this guest.
