Mount Lavenia - Sri Lanka - How to get more bookings ?

Hi all,

We have a 2 bed Villa in Mt Lavenia Sri Lanka that has been listed in Air Bnb for over 5 years. We are noticing that AirBnB is not as popular as it used to be for bookings as it used to be 5 years ago.

Although Mount Lavenia is conveniently located 10KM from Colombo on the beach. The shine seems to have warn off.... 

I have noted a few things in Mount Lavenia:

1. The tourist market has shifted from more family-oriented to backpackers / senior couples in genenaral.
2. Tourists seem to spend less time in Mont Lavenia / Colombo but more time in other tourist hotspots like Mirssa and Ella
3. Overall definitely more Russian tourists (AirBnB is not popular in Russia

Any ideas that can improve our bookings specifically in Mont Lavenia Sri Lanka?

For clarity, we have gone from 80% occupancy 5 years to almost 10% occupancy now.
