Your place needs to stand out in order to attract more guests. Professional photos are extremely important — they’re the first impression and make a huge difference.

 

Communication matters a lot. Always be friendly and professional. Avoid sounding aggressive, and try not to send messages that are too long or too frequent.

 

Cleanliness is absolutely essential — your place needs to shine.

 

Make sure your pricing is competitive compared to similar listings in your area, especially in the beginning.

 

Invest in good-quality linen — guests notice it more than you think.

 

A coffee machine with some long-life milk in the fridge for their first morning coffee is always a thoughtful touch.

initially you can give new listing promotion off 20%, Slowly slowly pickup the listing 

you need to satisfy each and every guest with your hygiene property

 

automatically you’ll get to increase bookings

 

patiency also needed

wait and see within 2weeks listings will be stable

Hi @Carmen2943 , in my opinion, the most important thing is to show wonderful fotos of your home, so that the people really want to stay in your place! Fotos from the best point of view, all highly illuminated, colourful and super nice (try fresh flowers, nice blankets, lots of details). People decide more for good feelings / vibes…

Hola @Carmen2943 !, High-quality, bright photos, choose the one you like the most showing it as the Main Pic. Persistence is key. Consider listing in different platforms. Refresh the page, even by just asdjusting the prices little (up or down a couple of dollars) & refreshed it again now and then, also refreshing by changing some words in the description or pics, that worked for me :). Your comment on it and the review you wrote for the guest indicate there was a violation of rules, so besides being nonsense the review-rating can be considered as retaliatory.

Even though our prices were affordable, we had to lower them using Mahesh's suggestion by offering more days = higher percent off. That gets them to your place.

 

Once there, you need to redefine what "clean" means. Most cleaning companies don't have a clue. The word you are reaching for is "impeccable." People really do run their finger along the tops of shelves. 

 

Through the years we have added an iron and ironing board, more board games and books, and better pots and pans. This is in addition to the kitchen supplies we already had and the fresh, high-quality ground coffee and french press. It's the little things that matter and consistency. Good luck.
