I currently am hosting a guest for 28 days. Yesterday, the ac stopped working in the middle of this extensive heat wave that we've been experiencing in Atlanta. I offered to put him up at a hotel while the ac gets fixed. He had made some other accommodations I agreed to refund him however long it takes to fix the ac which comes out to about $85 dollars a day with taxes and fees included. My question is, how would I refund this guest say 2 days? I don't think I should be have to pay the taxes and fees and would rather refund him 2 nights so he gets the full amount and I would just lose my payout for 2 nights. Anyone know how I would do something like this? I know I can send him money, but then wouldn't I be paying the taxes and fees? Hopefully, I am making sense.
Howdy! I've often given discounts when things break to ensure/protect a 5 star review (and, obviously, to keep guests happy). You're asking a great question and I'm honestly stumped. I've refunded guests the nightly rate but did not include taxes and fees (e.g. if nightly rate was $100 then I'd give the guest $100). The guests were ok with that but I can see a more attuned guest asking for taxes and fees to be included. I've contacted Airbnb Support, too, and they've done the math and executed the refund for me which is an alt option.

When you send money, the amount you enter is the amount that gets refunded. If you enter an amount that includes Airbnb's service fees and taxes, that's the amount coming off your next payout.
@Kelly333 has a good idea to contact Support, but I doubt you'll be able to organise things so that Airbnb refunds its service fee because your air conditioner broke.
I'd say it's a straight-forward question of how much of your host payout you're willing to give up.
My perspective that has positive reactions.
Airbnb Guest paid 28 days tax and Airbnb fees.
If I need to refund 2 of my 28 days, then just like room refund fees and taxes I divide by 28 and refund two days;
Minimal amount then and I present to the Guest how wonderful I am even thinking of those charges. lol
On U.S. taxes you can minus as a self employed business expense.
