Hello, I currently have a guest wanting to book my space for about 8-9 months. There are 5 guest and 2 kids. The guest is currently asking if I can work with them on pricing. Can anyone give me some insight on the best way to approach this scenario? Thank you.
@Stanley229 Best advice is don't do it. You are a short term rental - If you really want to be a long term renter then don't use Airbnb where there is no contract and no security deposit. an 8 month rental sounds great but if the guest stops paying how will you get them out of the property?
Hello Mike and Jane! Thank you for your feedback and I agree. However, I am under the impression that they would have to pay the full amount upfront. At least that is what it looks like. If the guest books for 8 months then they should have to pay for everything upfront correct? Although, I may be missing something as it is my first time hosting. Thank you.
@Stanley229 absolutely not. For long term bookings the guest pays for the first month and that's it. After that month Airbnb try to get them to pay the next month but there is little anyone can do if they do not pay. Depending on the jurisdiction of your listing then you may well have created a tenancy so you then have to go to court to evict the guest.

Lots of scams when it comes to long term bookings on Airbnb. I usually advise my clients to use a different platform that is designed for 30+ stays and has Host protections (rental agreement, security deposit, background check). Airbnb doesn't provide any of these.
