Hello Community,

I wanted to share my experience since becoming a host one month ago. Initially, receiving a rating below 5 stars made me feel a bit disappointed, but I quickly learned from the feedback and made improvements to my listing. Now, I proactively inform guests about any potential noise they might expect before their arrival, and since then, I have consistently received 5-star ratings.

One important observation I made is that when my rating fell below 4.8 stars, my listing didn't receive as many bookings. I reached out to support, but they assured me that nothing was wrong with my listing. However, once my rating went back up over 4.8 stars, I started receiving many booking requests again. In fact, I've had so many inquiries that my place is often fully booked, and some guests even reach out privately, asking me to inform them if there are any cancellations.

I'm grateful for the learning experiences and the support from the community, and I'll continue to strive for excellence in providing a great hosting experience for all my guests.

 Hej  Rusu,  you have had an outstanding introduction to short term renting with Airbnb. To have 21 reviews in your first month of hosting is remarkable. Most new hosts don't get that number of reviews in their first year.

Having said that, a look through your reviews suggests you do have an unfortunate traffic noise issue that is going to have a possible impact on your stays. When guests book a listing in the centre of a city they expect a considerable level of ambient noise but, in smaller population areas that noise can become an issue.

You look to be about 1/2 Km from the E20 so that road noise should not be too intrusive, is it the traffic on 28 going past your door that is your problem?

Whatever it may be, it's something you have no control over and you have gone in depth to explain in your listing description that at certain times of the day traffic noise may be noticeable. Rusu, you can't do any more than that,

From a structural point of view I would assume your property has double glazing and level 8 insulation so, unless guests are going to be complete idiots and leave windows and doors open there is nothing you can do about that!

As you say, since making ambient noise more prominent in your description your star rating has improved. The fact that your enquiries dipped when you went below 4.8 is a coincidence. You were not being penalised in any way by Airbnb. I generally have around 17-20 bookings a month but they do seem to come in groups! I won't get a booking for 6 days and then I will get 3 in one day.....that's just the way it goes!

 

On one hand Rusu, I would say, don't stress out about not getting a perfect 5 every time. None of us do. It is a little unfortunate that, with Airbnb, 5 stars is the default star rating and anything less than a 5 means something needs to be improved. Obviously you can't physically do anything about that so, my best advice is to tackle it from the other angle. Am I correct in assuming that you live upstairs or that you have the ability to have personal contact during guest stays.

 

I have learned to always part with guests on good terms, and I can't impress on you enough the importance of this.......... even if there might have been minor issues along the way. That handshake, a look in the eye and a "thanks for coming and staying, it was nice to meet you"  as they leave is what they will remember Rusu.  

It's almost as though our humanity forgives each other if we didn't get it quite right, in each others eyes! Can you understand that?

 

Remember 'last' impressions are 'lasting' impressions, if the guest leaves you with a comfortable warm feeling they will be prepared to overlook some aspect of the stay that might not have been as perfect as it could!

You can't control what is out of your hands, so the next best thing is to have the guest remember what a nice guy you were! That way you will have a better chance of being rewarded in the review process!
