Hello! It was suggested I share my story. I started doing furnished rentals, in Toronto, back in 2016. For seven years, I offered both STR and MTR (medium-term) rentals. I obtained my STR license from the city of Toronto in December 2020. At the time, they asked me to describe my property and told me I qualified under the "up to three bedrooms, unlimited nights" category. Fast-forward to late 2023. I got an email telling me my license was going to be revoked because I went over the 180 night limit. Sadly, the phone conversation when they told me I could do unlimited nights was never recorded. However, the real problem was, they would not let me do medium-term rentals anymore. And the city has zero jurisdiction over the MTR category. Due to the way the bylaw was worded at the time, I could not be advertised on a booking platform of any kind in Toronto. Long story short, I am a senior, my furnished rentals income was a significant part of my retirement plan, and I am now struggling and at risk of losing my home where I was doing the rental. Given that they have now changed the bylaw again, so there can be only one dwelling unit per principal residence, I am no longer looking to do furnished rentals. (I also note that the 2025 version of the by-law - surprise, surprise! - omits to mention restrictions on advertising unregistered operators, and there is no longer any mention of the 12-month loss of licence) Dealing with the city has been difficult, punitive, and the bylaw is draconian. I'd be very interested in hearing how other hosts have been affected by some of the bylaw provisions and what they may have done to deal with license revocation. Deborah

The city of Toronto/MLS had revoked my str license in May (2025) so I'm struggling with the same issue as far as they claimed I booked over 180 nights in 2024. My history report says 56 nights on Air BNB and it was the only platform I was using as a short-term rental operator/host. I haven't taken any legal actions officially as of yet but am consulting with a legal team. I had to go through 2 FOI 0 freedom of information requests from the city and neither one of the reports showed the calculations or explained how they came to 241 nights. This has been extremely frustrating as it has been my primary source of income. This has caused me to lose income especially during 2025's high-season. Can I ask what method you chosen to go about fighting this case?

No. Something shady is going on behind closed doors, I think. I've tried everything i know of and was told to do. A lawyer I was working with dropped the case because they didn't think it was wise to go against the city (citing it would benefit me more to just wait and register for a new STR license the folowing year - this coming May. Although I think they were just scared). I got 2 Freedom of Information requests responses with documents - none that explained how they came to the inflated numbers and why they didn't even respond to my initial response with included documents that show my REAL numbers - it went completely ignored and they revoked my license anyway. I even contacted city council and they left me hanging. Total bull ******. Literally took away my livelihood/primary source of income without explaining anything or responding to me as a person trying to just pay my bills and survive. I can't offer you any hope unfortunately. I'm just going to reapply for a new STR license and startup my listing with AirBNB again.
