Seeking support with Bookings

Is there a best way to attract guests than making special offers? My place is ready and have invested so much. Could it be the area? Can others in nearby community to yours refer guests if they are fully booked?

 

Please support me, i dont want to give up my business that I have a great heart for!!!

I just saw your listing, congrats on getting started!

 

I started hosting last year, and I’ve learned a few things that really helped me get bookings and great reviews. Here are some tips that might work for you too:

 

1. Offer a Special Discount for Your First Three Guests: 

 

This will help you get those crucial first reviews. Guests rely on reviews before booking, and a small incentive can encourage early bookings.

 

2. Update Your Photos for Clarity:

 

Right now, both your listings have the same photos. While the descriptions clarify that one is a full home and the other is just a room, the room listing still has four-bedroom photos, which might confuse guests. A clear and visually appealing distinction will help.

 

3. Optimize Your Listing Title: 

 

Make sure your title highlights what guests in your area are looking for. For example, in my location, guests prioritize central locations with easy navigation, so I emphasize that in my listing title. A well-optimized title can make your listing stand out.

@Alex Thank you for wanting to help me!  Karishma  does have a great suggestion and I didn’t even know my listing on one is a full home and the other is different. I don’t know how to change it.  Alex, thanks for reaching out to other host on my behalf.

From my experience, just follow the tips given by AIRBNB, keep good ratings by pleasing your guests, and reduce the price if you faced with unbooked periods.

Welcome to the Airbnb community 😊. it’s always exciting to see new hosts join in. I’m a new host myself, and I completely understand the challenges of getting started. I’d love to share some tips I’ve picked up from this amazing community—they’ve been incredibly helpful to me so far!

1. One of the most valuable lessons I learned is that photos are the first impression your listing makes. Guests who have never been to your place rely solely on the pictures to decide if they want to book your space. Think of your photos as a pictorial guide for them. Make sure they’re bright, clear, and showcase the best features of your space. Avoid tilted or blurry images and focus on creating a clean, inviting look.

2. Use. SEO-friendly Title for your listing. Title should be clear, descriptive and unique. Highlight what makes the place special (e.g., scenic views, modern amenities, or proximity to key landmarks). For example: "Cozy Stay in Zimre Park – Near Harare Attractions" or "Modern Comforts in Harare’s Zimre Park – Perfect for Travelers."

3. In description try to create a picture in the guest’s mind. Mention the key amenities, proximity to attractions, and anything that sets your place apart. Search-friendly phrases like "family-friendly stay" or "ideal for business travelers" can make your listing more visible.

Wow, I see Airbnb has really taken off in Harare with so many listings!

I found you on Page 3 when I searched Zimre Park, 8 guests, flexible dates.

This is not bad, but it's likely that more visible listings are getting booked before yours.

 

The price that I see for your listing in ZAR is (in my opinion) very reasonable for 8 guests. However, unfortunately for you, you'll see there are a number of listings that go lower and then end up in better positions. But hosting and cleaning an 8-person house is expensive, so if I were you, I'd try the following things first. You can see whether your rank improves and only lower the price if necessary.

 

1) Check every corner of the Listings Tab and make sure you've filled out everything in as much detail as possible. A complete ranking pleases the Airbnb bot. List every amenity and add detail to every relevant box.

2) Turn on the photo tour and make sure you have the correct photos in the folder for each room. When you've done this, the front page of your listing will automatically add the photos of the beds to the "Where you'll sleep" section. Be sure to add all of the relevant bed types and amenities to the folder of each room as well.

3) Consider buying a smoke and carbon monoxide detector so you can tick those 2 amenities as well. I know these detectors aren't really a thing in residential houses in our part of the world, but Airbnb likes seeing them in listings and therefore adding it may boost you a little bit. Some overseas visitors also look out for listings that have them. The detectors are generally small (the size of an alarm clock), work with standard batteries, and you can just put them on a surface or fix them to a wall. You can get ones that do both functions (smoke and CO2) on the US (.com) version of Amazon, or reasonably cheaply on Takealot if they deliver to Harare.

4) If you're willing to change your cancellation policy to Flexible, this will certainly help your rank.

5) Turning Instant Book on is more search-friendly than having it turned off, but there are many hosts who don't want to use it.

6) My knowledge of photography is limited, but I can see many of your photos are not straight. Try to re-take them on your phone with the gridline feature turned on. When you have both the time and the budget, consider getting professional photography as this will also boost your listing.

7) You presently charge the same price regardless of how many guests stay over. This is great for keeping things simple, but it may cause smaller groups to find your listing expensive. Look at your competition and see whether it would make more sense to rather have a lower core price with an extra-guest fee.

Hello your place looks lovely but you only have a very small description which will put guests off. 

 

you need to provide a detailed description on the accommodation you offer , what your local area is like and why people should stay with you .

 

look at how your competitors are describing their listings . 

think about what information you would want if staying somewhere.

My recommendation is to bring yourself or make collaborations with local talents, make the experience for the guests that come to your place get an extra value during the stay.

Basically like written in your own words, put your heart into it.
