If anyone can help with a resolution, this is what I'm trying to accomplish. During this years fall, winter, I'd like to offer 3 day minimum stay ...easy enough. However, this setting applies to my 2026 Summer Peak Season in June, July & August and I don't want that. For now, this far in advance, I'd like to have the 2026 Summer Season set for min of 7 day stay, with restricted check in - check out on Saturday - Saturday. What I would like to do is to keep this restriction in place until about April of 2026 and then switch it to min of 3 day stay for any Dates that are still open during that time period. I feel that guests making plans this far in advance are booking 7 day stays and I can use this time to fill my calendar with 7 day stays for Summer 2026, which I prefer. I've tried creating "trips' for those dates, it still allows guests to check in on any day for the 3 day minimum stay which is currently my settings. I feel like I'm missing out on time that I could fill my summer 2026 calendar. I already do have two 7 day stays booked in Summer 2026 but it's because I blocked my calendar and offered the stay to past guests for that time frame, opened those dates and they booked the dates. If I change my min stay setting to min 7 days, with restriction on checkin/checkout dates, so I can unblock my 2026 dates, then it affects the current season.
I'm unsure if I've explained myself well enough, but I will tell you that I did spend almost an hour on the phone with Airbnb trying to figure out how I might do this. They told me it couldn't be done. I'm just checking in to see if there's anywhere in the Professional Tools to accomplish this - rule sets possibly? I'm a new host, but I've done really well with my bookings and my ratings.
Any help? If not, is there anyone have experience with a third party that I can accomplish this with that's not complicated or expensive. I'm only listed on Airbnb and really am not wanting to go direct or with another platform. I just wish, Airbnb offered this on their platform
