I have 7 years of 5 star ratings in Santa Monica, California. Suddenly I had hardly anything in December ‘23, only one booking in January, one booking in March, then nothing at all. I’ve always been fully booked. I dont’ understand.
Is anyone else having this problem?
I would appreciate any insights!

Hello Everyone.
Here are links to the best information I can find. Also, I’ve read the last 2 quarter earnings report, (the most recent one from last week.) You will find a link to the latest one below. I have also included a few other links I found helpful in putting together why we have had a slow spell.
I’ll say that my listings picked up after I’ve lowered the price $30 a night, which is a good amount, considering how expensive everything has gotten. Also I cut the cleaning fee to $50.
Based on what I have read in both the earnings reports, along with reading a few other articles found on the internet, I think a lot of the slow down had to do with Airbnb purposely trying to lower rates as well as bring in more hosts. The “guest favorite” filter gives new hosts more opportunity to get listings faster as it regenerates every 24 hours, while superhost status is every month or so. (I forget how long exactly, but, it’s a longer qualifying period)
As well, I was told by a support ambassador that the order of listings sorts randomly over periods of time, regardless if you are a guest favorite or not. (Superhost does not give you any advantage in search options anymore.) This was done for the same reason; to give new hosts the opportunity to be featured.
I’ve noticed that at times my listing only appears as a blank dot on the map, especially when I put in a blanket search for Santa Monica. This is even if I put in the guest favorite filter. Rather unfortunate, and I would say, unfair. But that’s that and unless they are reading this and decide to do something about it, that’s the way they are doing it.
The earnings reports also talked about how they are trying to be more competitive with hotels price-wise. Overall rates on hotels have gone up around 10%, while Airbnb has gone down a bit. Airbnb considers this a win. And perhaps over the long run it will be for us, as well. It has always been an advantage here, because and equal quality hotel is a fortune.
Finally, it seems that Airbnb is buying small boutique hotels here and there in an effort to diversify its portfolio. In the earnings reports they allude to “acquiring” investment opportunities, but that’s it. However, an ambassador confirmed that they are doing this. They are waiting to announce it. If you google it, you will find articles.
I hope this has helped sort it out. If anyone else has any input, please speak up under this reply. It’s nice to have it all in one place. This is otherwise an extremely long thread.

Superhost as well, no new bookings or even inquiries for 2024. The past few years I have been booked with very few vacancies. Is this because you can no longer filter by Superhost?
i am not sure. Hoping that we will get an answer here. @Rebecca is our community manager and waiting to hear back from her. 95% of the people on this thread are Superhosts, though.
Yes! I am having the same problem & am ready to use another host platform exclusively. SO FRUSTRATING. I’ve only had great reviews & have been a host for four very busy years. Something is up with Airbnb
I've tried calling them - no response. I know people are talking about a class action for all the revenue they've lost. Its hurting a lot of people all over the globe who depended on airbnb for their livelihood
It's pretty obvious there's been a lot of big changes with the november release. Algorithm changes, removal of search filters etc.
It's not working out for a lot of us for sure.

Airbnb is actively promoting illegal listings, regardless of permit status or city-mandated rule following. In San Diego, 1 night vacation rental stays are not allowed … do the search and you will find 1000+ hosts illegally trying to book 1 night. I pointed this to Airbnb and city of San Diego, neither cared. I see this as the best option for hosts to band together to receive compensation for airbnb cutting corners.
Yeah, I don’t see how a class action suit would do anything for anyone except lawyers, anyway. What can you sue them for? They never guaranteed bookings.
Would be helpful if they let us know what’s up, though. We could make decisions based on it.
Every city has its own rules about short term rentals. Not a one size fits all situation.
We hired grad students to investigate what is up with Airbnb since so many guests that have always done well don't have bookings.
The consensus;
airbnb is promoting hotels and multi unit buildings on the first five or so search pages per searched area,

It’s scary to hear about the hotel room has higher priority. And it’s something I’ve noticed too. Indeed, I think there are more and more hotel rooms landing on 1st page . I didn’t think deep on this, now i’m scared
@Anne8442 the last bit about a seemingly fake super host is very disturbing. I hope you reported it to Airbnb.
Adding @Mary5479 I wonder if the hotel & multi-unit problem is unique to some cities. In Santa Monica I haven’t seen hotels showing up in searches …yet. Multi-unit buildings are not allowed to do Airbnb, and I don’t generally see that showing up.
Either way, still waiting to hear from @Rebecca on these things. Hoping they will communicate through her. Though it’s been a while.
it isn’t unique. For example, one of my listing’s cities don’t even have a hotel, and a nearby city hotel will beat my listing to show up 1st page of search, and my listing has a 5 solid star that time. i wondered how, and this post kinda give me an idea.
but, no matter what, the large radius thing is really not helpful to guests. guests want a particular location. it’s also not a good setup for our hosts that only have less than 10 listings.
Very disturbing. Fingers crossed we’ll get these issues resolved.
