I have been dealing with Airbnb on a guest issue that Airbnb will not resolve for me. If it is not resolved I will be leaving Airbnb forever.
I have very clear instructions on dealing with house things that need to be taken care of. I message every guest multiple times before their stay and during their stay with the instructions. The instructions are on my listing, they are in the bidder at the home, and specifically they are above the trash bin in the home. There is no way you can miss them. There is no excuse.
It is clear that recycle items go into the recycle bin, loose, no bags and which items are allowed. The garbage goes into the garbage bin bagged. This guest in question used both bins for whatever they wanted. There was food and other non-recyclables in the recycle bin. Everything was loose in the garbage bin. My property manage took pictures and it was very clear.
My property manager had to spend several hours, in addition to the normal clean to sort through both the recycle bin and garbage bin. He had to bag what needed to be bagged and put into recycle what could be recycled. Like my instructions say it is a $100 fee for each bin we have sort if you can't follow the instructions.
I present the guest with the feedback and pictures and they refused to pay. I got Airbnb involved. Airbnb has ruled that since the guest paid $125 cleaning fee and my property manager charged my $200 for the additional cleaning that they were only going to give me $75. I am not sure but my math says the $125 cleaning fee + $200 additional cleaning fee = $325. Airbnb owes my another $125. The guest did this. The guest caused me to lose money because they refused to follow the home instructions. If I have to pay out of pocket that is something else that isn't being upgraded or maintained in the home.
I have told Airbnb to cancel all future bookings and I will not be allowing Airbnb guests into my home. They refuse to contact these guests to get them booked someone else. I am done with Airbnb. Airbnb is losing market share to VBRO and this is desperate response by them to save $125. As hosts we are the face of Airbnb. If you are having Airbnb issues like the one I am having please consider another hosting site.

I’ve even found an open bag of vomit in the recycling. Young people bring flats of bottled water which is unnecessary as the water is good, then throw the empty water bottles in the garbage. I thought we were past this harm to the environment. What happened? Shake my head. I’m not sure you will win this battle on any platform.
