Unauthorized guests and cancellations

Hello all. I just spent the last several months renovating a condo. I was very excited that I was getting someone to rent it for three months. I was also very happy that her daughter and her family live right down the street, which would make visiting them very easy. Three weeks then, and I found out that one of the granddaughters an unauthorized guest had moved in. What began as what I thought would be short visits became the family doing their laundry, having some of the kids friends over. After receiving complaints from my neighbors  and not understanding why doors were open and 45 times in 30 minutes. ( A child playing with doors). The air condition set to 62°. Also having other family members have the code and keys to the house. I finally said either stick to the rules or figure something out. She wants to cancel and wants a refund. I don’t think that’s fair to me, any suggestions on how to proceed? She hasn’t requested any cancellation yet. I’ve just advised her she can stay and stick with the rules or figure out what she wants to do. Thanks for any advice.

@Shawna130 I would get her out and refund the remainder of he stay. The risk of (further) damage is not worth it.

Yes it's not fair but better to cut your losses and refund. it's doubtful their behaviour will improve and you need to also think about your neighbours who are being disturbed by your guests.
