Why is my response rate lower than 90% if I have replied to all inquiries very fast!

I was looking at my stats today and realize my response rate got lower than 90%, I don't look at this stats very often but about 2 weeks ago it use to be 100% as I reply to all guest inquiries very quickly (< 15 min) I wonder if anyone here as experience this, or if this is something I should worry about ?

Hi I wanted to give an update: After I spoke with airbnb support they took a look and restore the right analytics to my account, seem to have been a mistake on their end!

You have responded to the inquiry within 24 hours ✔️

But did you respond to the inquiry (by either accepting/pre-approving or declining)

within 24 hours in the past 30 days?

Improving the response rate and response time

 

To improve response rate and response time, do the following as soon as you can within 24 hours of receiving an inquiry or reservation request: :

  • Accept or decline reservation requests
  • Pre-approve or decline trip requests
  • Reply to new inquiries from guests

Based from what I read at airbnb's post - a simple message to an inquiry is enough to keep your response rate. 

 

This to me makes sense as we as hosts also need to make sure our properties are a perfect fit for our guests. And pre approving pretty much is a 24 hour IB option for a guest. Unless this is a recent change, that we now have to pre approve or decline every INQUIRY?

Yes any inquiry guest or potential guest have I reply to them within an hour window. Someone suggested contacting support I'll update once I see if I can get that fix!

@Patricia2864 @Dale711 In the past, we have not needed to accept or decline, just a written response had sufficed, A full stop used to do, if you didn't want to grace an inappropriate communication with a reply. 

I don't  know if that's still so... Annoyingly, my response has just dropped from 100% to 97% on one listing, even tho I HAVE responded within 24 hours... Even more annoying was the fact that it was not even a proper request/enquiry, but rather an American host, whose defense I had rushed to in the CC! She was just thanking me and searching for her nasty ex-guest's vids! I responded within 24 hours. Then she sent another message the next day, to which I did not respond. I'd assumed the INITIAL response in 24 hrs would have confirmed my 100% reply stats.... Either the rules have changed or it's a glitch?...

Hi @Patricia2864, I also posted about this and contacted support quite a few times until someone understood the problem. He mentioned that he filed a report to the technical team to come up with a fix

 

Seems to be an ongoing issue with a few other hosts. I was at 99% and now at 89% after just 5 days (despite answering all inquiries and accepting or rejecting any request to stay).
