I had a guest not only lie about the number of guests and try to black mail me to get the cleaning fee back.

 

It is spring break and I admit that I charge a lot for cleaning and everything.  I have had very few bookings for over a year.

 

Christmas was a bust.  The guest there booked for one and brought 5 more guests.

 

It seems that having guests these days is always a battle  and having looked at my past reviews I am seeing 80% 5 star reviews.

Anyone else feeling that guests rule the nest here on Air b n b.  I like the word fair play.

 

i am not getting the type of warm and fuzzy guests I once had.

@David122  There have certainly been a large number of posts here that indicate the same thing as you are finding- a more clueless, entitled breed of guests since the pandemic began than before.

 

Not only are there many new-to-Airbnb guests, a different demographic of guests in general ( lots of digital nomads, and people booking because they're sick of their own 4 walls they've been stuck within due to lockdowns and isolation orders, rather than because they specifically wanted to travel to your area), we now have the phenomenon of online blogs, where people share host-unfriendly info advising each other how to scam a free stay, to always try to get a discount, etc.

I have had a rash of guests asking for the cleaning fee to be refunded or they will give me a bad review.    I remember the days when I had guests that liked to interact together and sometimes share a dinner out or even a happy hour.  Things are different now.  I seem to have to enter into a battle  to get paid.  Air b n b  support staff  seem to constantly say that they are sorry and then the follow through never happens.  The next thing I know is that they have a day off and then  seldom get back to me.    It is not as much fun at all  right now.

one of those guests that brought unregistered guests and a unregistered dog. Claims that there were army ants in the bed.  He offered no documentation of this fact and also demanded the entire cleaning fee to be returned on his departure.  he wrote me a one star review.  air b n b  took it down after 3 days and now over a month later they claim that they changed their mind.  His review violates fairness,  authenticity and reliability in the community guide lines.  Why does Air b n b not follow their own community guide lines.?

Why did you let someone stay that brought in unregistered guests and pets presumably against your house rules

 

. I would have asked Airbnb to cancel as soon as I I saw them on CCTV or whatever monitoring system you use checking in with those not on the booking @David122

I just checked  where Army Ants live.  They do not live in the united states.  only in  Asia.

it's clear we'll face many troubles and pleasure receiving people at home or in a near by RBNB place, 

I myself was confronted with the same trouble very first time in 2020, 2 people booked and 3 came along,

they proposed to pay extra in cash by I didn't want it cos it's not regular to me.

No RBNB agreement no deal, it's my way.

But this autumn, I had a guest about whom I read an excellent review by former host for a person who wanted to "work" in my RBNB as a professional, I told her it's forbidden by french law she had to leave but left terrible review on my RBNB wall .

We never had a chance to recover a perfectly honest review as she had tricks d herself her reviews. I don't know how.

Good luck everyone, many good reviews may help correcting one face one, I hope. I know it will. And moderation is not enough thoroughly done.

How do you stop people from booking for someone else? I don't usually mind if they say something on the air app as long as they post a pic so I know who I'm allowing in the gate. But not telling you until they just show up and I'm standing there and they say their parent or friend booked them.  I don't understand how this is allowed.

It is not allowed. As the host it's your responsibility to make sure you don't accept third party bookings. As you know if a third party damages your place or you have problems with the guest, Airbnb doesn't have to help.

 

If someone turns up who is not on the booking you don't need to let them check in. @Mitch-and-Shannon0

How is Airbnb supposed to know that the person who showed up at the door wasn't the person who booked? It's up to the host to communicate the no third party booking rule when they request to book, and to not provide entry if the wrong person shows up to stay.

I have never seen the no 3rd party booking rule in the set up procedure. Do I just put that in somewhere? If so where?

@Mitch-and-Shannon0  It isn't in the set-up procedure. It's in the Airbnb Terms of Service. 

 

Yes, you can also state it in your lissting description, maybe under "Other Things to Note", but I was more referring to including it in messaging to guests when they book or request to book. Such as "Please ensure that the guest count on the booking is accurate and that the person making the booking is among the guests who will be staying (you can't book for someone else). Only registered guests will be admitted to the property."
