hi
Since we are new in the AirBnb thing, sometimes we dont understand how to react. Some times people who got single booking, brings an another person with him/her. We are getting paid for one person, how can we accomodate the second person. What shall we do ?
Regards
ikki
@Ikki752 Whenever I get a booking I send a message to the guest that states the arrival date and time of their reservation, the departure date and time, the number of adult/children/persons and pets that the reservation is for and I request a confirmation reply via the AirBnB message center on the website.
Nine times out of ten this will cause the guest to respond with the correct numbers -- that they are bringing a partner or a pet. I then submit a payment request for the extra person or pet and this must be paid before I release the door code.
If the guest does not respond and turns up with another person or pet, I show them the message that was sent to them on the platform confirming one person and no pets. They are then asked to leave and I change the door code. I do not refund.
Guests who try to game the system do not need to be my (or your) guests.
Hi @Ikki752
Inform your guests to ensure the number of guests on their booking is accurate. If you charge an additional fee for more than one guest, make sure to communicate this clearly to them.

Just another thought is why? Accidental missay of guest numbers does happen, but if your seeing a higher average?
Pricing for one is $48.00 per night for 2 $67.00 per night. That is a significant amount per night of almost $20 a night and private entrance sort of fuels the hope of not getting caught.
Rather then figuring out the best way to catch rule breakers is creating a less invitational set up.
Is your target market sole or couples? I would think more often two because sight seeing. If that is the case i would set my couple price for both 1 or 2 guests. if a solo traveler asks for a discount you decide on a case by case basis.
@Ikki752. Hi Ikki, what is the split between solo and couples staying (declared or otherwise)? . As @Marie8425 suggests I would base overnight price on a couple, given you have provided a second bed. Then in your booking message confirming if it is in fact one only, you can decide to do an adjustment post stay, noting if they wanted to proceed with the price anyway, maybe just be happy as you seem great value for money.
If you decide to make it single pricing then make the extra per person fee very clear in your listing upfront and be ready to reinforce, maybe even @Lorna170 way.
I've had people leave off partners, a pet (which I do get them to fix in booking) and its no problem as I rarely get solo and if solo its always with a pet and I dont charge pet fees. But I'm regional, catering for the holiday makers so the last thing they want is confrontation when trying to relax.
My theory is in everyone's best interest if I don't create a me against you environment. Most of my guests are contract employees. Specialized skills so usually middle age or a little older solo traveler. Usually with me a few months at a time. When I price I made sure my nightly rate accommodates can my wife visit for a week? Not everyone asks and by just adding a small amount to my daily rate the amount is small no one has asked for a discount and when I do just say yes no additional cost I look like a sweetheart.
If a guest books for one person but brings another without informing you, it’s important to address this in a professional and clear way. Here’s what you can do:
1. Refer to Your House Rules and Listing Details
Check if your listing clearly mentions your policy about extra guests. If it doesn’t, update it to include rules about additional guests, extra charges, and the importance of accurate bookings.
2. Communicate with the Guest
Politely approach the guest and explain that your pricing is based on the number of guests booked. Say something like:
“Hi [Guest’s Name], I noticed there’s an additional guest staying with you. Our listing is priced for one guest as per your booking, and any additional guests are subject to an extra charge. I’d be happy to adjust the booking accordingly if needed. Let me know how you’d like to proceed.”
3. Adjust the Reservation
If the guest agrees, you can send them a request to adjust the booking via Airbnb to reflect the correct number of guests and any applicable fees.
4. Set Clear Expectations Moving Forward
Make it a point to remind guests during pre-check-in communication to book for the correct number of guests and mention any extra charges for additional people.
5. Decline the Extra Guest (If Necessary)
If the extra guest violates your rules (e.g., exceeding capacity) or you are unable to accommodate them, kindly explain that your property cannot host more than the booked number of guests and ask them to adjust accordingly.
Handling this in a polite but firm way helps maintain control while keeping a positive guest relationship.
I agree with the advice about clear and upfront communication. It's always a challenge to be consistent with policies, hospitable, and aware of the pending review. For us, we are fairly new to the platform and have a 30 day minimum stay, so, our reviews are relatively few. So, keeping or getting a good review weighs heavy on our minds. In any case we want to handle that situation with diplomacy and hospitality.
I agree with Marie8425 this is how I handle these situations. I set a price for the nights
and as long as they don't exceed my maximum capacity I allow them to enjoy. Good
luck!

The day before the guests' arrival, I send an automated message at 10 AM that includes essential information such as the property address, check-in and check-out times, length of stay, number of guests, WiFi instructions, and a link to the guest rules for the house. I also inform them that they will receive a door code once I get confirmation from the cleaning crew that the unit is ready.
In the event that guests arrive with more people than originally reserved, I reach out with a friendly reminder of the reserved guest count. I kindly request an additional fee to accommodate the extra guests, explaining that this charge is simply to cover the increased utility and cleaning costs that additional guests incur. Most guests appreciate this clear and professional communication and are generally very understanding about the extra costs. I find that using the Grammarly app helps me craft messages that come across as calm and friendly, which fosters a positive interaction.
