What type of bed linens have you found most durable and easy to maintain for frequent Airbnb turnovers? In terms of material, colors, e.t.c. what actually works?

 

 I know Hotels use all-white linens for a reason, but how do regular Airbnb hosts keep white sheets clean and restored without industrial chemicals?

I personally use colored bed linens along with a good quality mattress protector — that combination has worked well for durability and easier maintenance. I actually avoid pure white bedsheets and prefer darker colors since I want my guests to feel at home right away, I prefer colored bedsheets over white to create a warmer, more homely feeling.
I replace bedsheets after every single stay. If a guest doesn’t want them changed after one use, I still provide an extra clean set so they can change it themselves if needed.
For towels, I currently use white, blue, and green, but I’m slowly switching more toward white towels. I’ve noticed white towels actually clean faster and come out looking fresher even after heavy use, as long as the quality is good.
For cleaning, I soak linens overnight in water with a good detergent before washing. That alone keeps them bright and fresh without needing harsh industrial chemicals.

I agree, I do the same.  Used color bedsheets and towels.  Also Keep One set extra if Guest wants to Change for stay longer then One night.

@Bhumika We have 4 - 5 sets,  Light Blue, Pink, Floral Designs ( flowers )  and stripes.

Have you found any particular brand or materials (like cotton, microfiber, or bamboo) that work best for durability and guest comfort? Or do you have a go-to store where you get your linens and towels? Would love to hear your sourcing tips!

Pure cotton linens from one reliable brand work best. Being 100% cotton(mixed with microfibres) they’re very skin-friendly and breathable, which guests really appreciate, especially for longer stays.


I also use a particular detergent brand that works really well for me. I usually soak the linens overnight, and that step has honestly made a big difference. Till now, I haven’t faced any major or stubborn stains on the bedsheets, and soaking definitely helps keep them clean without much hassle.

 

That's a really good tip @Nandini11 , soaking linens overnight can indeed help with primary dirt removal! I never thought of this before. Another host also mentioned occasionally adding vinegar and baking soda  to the wash. I will definitely try out these tips next time for my home 🌻 Learning something new every day on the Community Center 😍

I use all white bed sheets main reason being that I can bleach(if needed) or other treatment if there are stains. How do you treat colored sheets or towels?   I have an encased mattress cover-zips all the way around mattress to supposedly help keep out bed bugs.   I also request that guests do not strip the beds before checking out.  I like to be able to see the sheets  and look for any stains on the bed-it's much easier- than trying to see stains when they are off. I have a simple note by the bed that states please do not strip beds, we realize accidents happen and it is easier for us to address the stains.  

Hi @Dore239 , it is such a smart idea to leave a note for guests asking not to remove the sheets from the beds and that it's important for you to address the stains.

 

How do your guests typically respond to the note about not stripping beds? Have you found that this policy helps you catch stains more consistently, or have there been any challenges with guests complying to your request?

@Bhumika Guests are probably thrilled not to have to do work while on vacation! Easier for them. Yep, I can see the stains and treat and not have to look for them while they were already removed from bed and I have to touch the whole sheet to be sure. Much more efficient. And, asking the guest to start a load is silly to me, the stains get baked in. Win all the way around. I get all 5 stars always  🙂  so they must be just fine without an extra task!
