What type of bed linens have you found most durable and easy to maintain for frequent Airbnb turnovers? In terms of material, colors, e.t.c. what actually works?
I know Hotels use all-white linens for a reason, but how do regular Airbnb hosts keep white sheets clean and restored without industrial chemicals?

Hie @Anthony2515
I personally use colored bed linens along with a good quality mattress protector — that combination has worked well for durability and easier maintenance. I actually avoid pure white bedsheets and prefer darker colors since I want my guests to feel at home right away, I prefer colored bedsheets over white to create a warmer, more homely feeling.
I replace bedsheets after every single stay. If a guest doesn’t want them changed after one use, I still provide an extra clean set so they can change it themselves if needed.
For towels, I currently use white, blue, and green, but I’m slowly switching more toward white towels. I’ve noticed white towels actually clean faster and come out looking fresher even after heavy use, as long as the quality is good.
For cleaning, I soak linens overnight in water with a good detergent before washing. That alone keeps them bright and fresh without needing harsh industrial chemicals.
From trial and error get stain proof darker sheets with a pattern. I dont know what they do in there but they will stain and ruin them
Thanks for sharing @Tanya869 ! Are there any specific dark shades that you prefer or do you keep prefer linen sets that compliment the lighting and decor of the rooms? I'd love to hear your strategy!
Regards,
Walmart white microfiber or cotton-blend sheets all day. Cheap, durable, fast to wash and dry. Keep 3 sets per bed and rotate. Use oxygen cleaner + baking soda to keep them white — no industrial chemicals needed.”
Hi @Tomas569 , I like how you keep a spare set to ensure you've clean and fresh linens during a guest turnover! Do you have dedicated cleaners to manage the rotation or do you prefer to manage the linen maintenance yourself?
Hi @Anthony2515 , I have very definite ideas about linens. I think they're the top of the list of important items for guests. White definitely! I use a cotton linen blend from Hearth and Hand. They feel great and there's a lot of opinions about linen. I personally like the blend for guests but for myself I would prefer 100% linen. I do iron the trim at the top and the pillowcases. But you don't have to. I think it's an extra touch that guests will notice. Now for laundry I use a recipe my sister gave me and it works great. I use Dreft as the detergent, peroxide instead of bleach, baking soda, and if you don't have a gray water system you can add Borax. The sheet sparkle with whiteness. Use the peroxide directly to stains as well.
@Steve4563 , thanks so much for sharing these tips! I have found amazing tips on this thread that I was not even aware of 💯
Since white linens can wear out quickly (based on washes and quality) , how often do you have to replace them?
I'm only a year and a half in and so far they're going strong. I think if you get anything that has linen in it you're more likely to get something that'll last longer. Just to make sure I dry them on the gentle cycle.
Thank you so much Mr. @Steve4563 .
This would definitely come in handy ✨️ preciate you taking out the time to respond.
hi Anthony, many of our guests prefer cotton over other materials. They like a natural cloth and feel it’s better for the environment. Hope this helps you, Tom
From what I am reading @Tom4801 , looks like cotton linens are the first preference of hosts! Do you have any tricks for keeping your cotton sheets in good shape after tons of washes and guest turnovers?
@Anthony2515 there is a product called blueing its really dark blue and you can but it in the lines cycle. It make you white stay whiter.Or go on YouTube to get some advice.
3 sets for each bed, all of them have colors but each one matched the other 2. My cleaners are generally really good about letting me know if there are any sheets that need to be switched out.
Hi @Demarcus10 , that sounds like a sorted approach! Do you let the cleaners decide when to swap out a set, or do you have a routine for rotating the sheets?
