Can you offer a choice of entire place /room?

I  stay at my boyfriends if I've bookings and rent my entire 2 bed out, usually over a weekend.  It iccurs to me Mon to Thursday  i'd be happy to offer my spare room at a much reduced rate as i'd also be there. Is there a way of showing you'd be flexible? How do you do it?

As a single woman i'd feel more comfortable offering my spare room to women only, is that allowed? Any advice appreciated!

@Jo893 To do what you want you would need to create a second listing for the shared home. Just duplicate the existing listing and edit as appropriate. As a shared home you are allowed to specify that guests must be women only in your rules (and listing text).

Having solved that problem let e share a much bigger problem with you. Are you aware of the recently introduced new fire regulations that apply to your situation? If you don't comply you face unlimited fines and jail time which feels a bit steep as murderers get less!
