The problem with responding fast is the time difference with Sweden where I live and Dominican Republic where I have the apartment. Therefore it is important to check the phone the last thing a do and the first thing I do in the morning

Wishing you success. Check your WhatsApp messages frequently and you must have somebody close to your property so that in case of urgent need, your problem will be solved quickly.
I have hired a person who is doing all the work for me.

I manage a 6 room Airbnb rooming house. Believe it or not, I recently had 3 Airbnb guests that have stayed 4 to 6 months and still counting for one guest. I've changed cleaning services until I found a very good quality one. I also send guests a detailed intro text message with everything they need to check in and access wifi etc. In addition, I offer my guests calendar management services where I reserve future days for them to stay longer without worrying if someone else will book future dates. This results in less work with scheduling cleaning services and results in a high occupancy rate. Also since I have 6 rooms, I keep my rates affordable and therefore I make my money with a 90%+ occupancy rate will my rooms. The bottom line is that by getting guests to stay longer reduces my cleaning scheduling work load and frees up more time for other things.

This is Moon from Queenstown NZ host of airbnb and thanks for asking about host well.
I just followed guidelines from airbnb following information.
1. Nice tidy and cleaning well.
2. Communication with guests.
3. Self check in and flexible check in time.
4. Make our guests feeling like home.
5. The schedule message settings are very helpful and save time for hosts.
6. Airbnb information matching what we have all in our house etc.
7. Reasonable price for guests.
I think these all information from airbnb.

So I think each case is different . I am retired but my wife works and help me and run our household too. She is always pre planning the next move and always putting things in place so we are on the mark. In our case, in NYC, as of 2023 Sept it is only room rental. We are on site and present, so, someone is always present. Not sure how it is in India with airbnb laws.

Hi @Raju48 my suggestion would be to set a schedule each day. Dedicate time to your listing/guests each day and stay organized. Hope this helps and welcome to FL!
