Hi Everyone, Happy New Year!
I'm Raju, originally from Karnataka, India, and now living in Florida. I'm a new host and excited to learn any great tips from this community. I'm currently work from home while hosting.
I've found it manageable to balance both. I'd love to hear how others are juggling hosting duties while working as well!
Hi Raju, Great efforts, please continue to work for hosting and giving the best services for the guests.
Hi @Raju48 😊.
Thank you for bringing up this topic in the community, it’s really interesting!
How do you manage it?
I’m reaching out to hosts who have already discussed it to see if they have any good advice to share with you: @Josephine265.
Thank you in advance!
Warm regards🌻,

The problem with responding fast is the time difference with Sweden where I live and Dominican Republic where I have the apartment. Therefore it is important to check the phone the last thing a do and the first thing I do in the morning
Hi @Raju48,
Wishing you success. Check your WhatsApp messages frequently and you must have somebody close to your property so that in case of urgent need, your problem will be solved quickly.
I have hired a person who is doing all the work for me.
Go the extra mile. There is never traffic.
Hi Raju,
I manage a 6 room Airbnb rooming house. Believe it or not, I recently had 3 Airbnb guests that have stayed 4 to 6 months and still counting for one guest. I've changed cleaning services until I found a very good quality one. I also send guests a detailed intro text message with everything they need to check in and access wifi etc. In addition, I offer my guests calendar management services where I reserve future days for them to stay longer without worrying if someone else will book future dates. This results in less work with scheduling cleaning services and results in a high occupancy rate. Also since I have 6 rooms, I keep my rates affordable and therefore I make my money with a 90%+ occupancy rate will my rooms. The bottom line is that by getting guests to stay longer reduces my cleaning scheduling work load and frees up more time for other things.
Happy New!
Reggie
Hi Raju,
This is Moon from Queenstown NZ host of airbnb and thanks for asking about host well.
I just followed guidelines from airbnb following information.
1. Nice tidy and cleaning well.
2. Communication with guests.
3. Self check in and flexible check in time.
4. Make our guests feeling like home.
5. The schedule message settings are very helpful and save time for hosts.
6. Airbnb information matching what we have all in our house etc.
7. Reasonable price for guests.
I think these all information from airbnb.
Hope you have super host soon.

Hi @Raju48 😊,
Did you find a solution?

Hi Raju,
So I think each case is different . I am retired but my wife works and help me and run our household too. She is always pre planning the next move and always putting things in place so we are on the mark. In our case, in NYC, as of 2023 Sept it is only room rental. We are on site and present, so, someone is always present. Not sure how it is in India with airbnb laws.
Sorry I couldn't be of more use.
Best,
Mohamed
Hi @Raju48 my suggestion would be to set a schedule each day. Dedicate time to your listing/guests each day and stay organized. Hope this helps and welcome to FL!
Hi @Raju48
I have multiple listings, which I find hard to manage alongside my day job. So, I appointed a co-host who helps me address guest queries and prepare the listings. This allows me to scale, using the rent-to-rent model, and grow the business.
But in one word, the key is good PROCESSES. Automate as much as you can, document the process in as much detail as you can in terms of what needs to happen from guests booking to checking in and then turning over to the next guests - and refer to this guidebook when communicating with your team. Once it's gone from just living in your head to a document(s), you are able to delegate as much as you need to enable you to also perform well in your day job.
I cannot emphasise this enough, you must always think about how you could do things better/easier. Then, if you want to, go bigger and use the skills you've learnt to multiply your earnings into many listings. Leverage other people's time to grow your own earnings.
Hope this helps, please share your views!
Warm regards
Ruan
Hi @Raju48,
My wife and I manage our listing. I communicate to the guests, and she makes sure the place is ready for guests to check inn.
Make sure your self-check inn instructions is easy to read and understand.
I have a prepopulated message I send to all my guest via WhatsApp 1-2 days before they arrive. The message explains the check inn instructions, Wi-Fi details and everything they need to know.
If you do all of this, you will make life much easier for yourself.
All the best,
Neels
Hello Raju,
Thank you for posting your question. I am a new host myself also still working in hospitality. Recently made it to SuperHost in first 90 days on Airbnb.
I can say that being a host of the platform is almost like a team sport.
I have an amazing co-host who also shares the vision of providing a great experience to all our guests, also ensure to have a reputable, honest cleaning personnel, a handyman as well contact information for service providers on a list in the event there is a need so we can provide a prompt resolution for the guests.
We focus on meeting / maintaining these key factors:
1. Communication or Response Rate
2. Cleanliness of the listings
3. Accuracy of the listing
4. Avoid cancellations by host
5. Ask for guest to share their experience
I hope this information helps and encourages you to continue your journey as a host and provide great experiences for your guests.
Kind Regards,
