Hi all, we're newbies and considering starting renting out our family home on Airbnb when we go away. We have 3 children so we have quite a lot of stuff plus all our own normal day to day things - books, clothes, paperwork etc etc all the stuff we have in day to day life. Please could I ask - how "empty" does the space need to be? Obviously I wouldn't leave random things lying around and the house would be meticulously clean and tidy but do I need to have empty wardrobes, remove all family things (photo frames, childrens' toys, things in kitchen drawers etc) or can I leave some bits? As this is our family home and not a second home/rental property it's impossible to have it empty!
Hi @Amanda2724 cluster free every guest loves a hone that is like a hotel we all love amenities, but ,but we all love clean lines fresh linens small item beds chairs couches I would alway load up the kitchen with air fryer rice cooker food processor hot kettle coffee stations
I would love to host you location for you any city or country I would love to grow my portfolio .
But yeah clutter free if your leaving belonging behind make sure they are not sentimental or something that if broken no will cry figure of speech ,hope you understand my position
I wouldn’t worry about the kitchen or family photos but yes wardrobes and drawers need to be completely emptied. I leave a full toybox, books, cds, dvds out for guests. Homeforexchange you just walk out the door and can swap cars too. Might be a better option for you unless you are going to rent storage.

Our co host rents their large 5 bed home when traveling, 1-3 times a year.
3 kids/dog.
they list on airbnb, vrbo, homeswap.. they prefer vrbo for their home— as a guest; they prefer airbnb …
90% stays as it is too much to move …they remove very personal items plus, clothes, med, booze, bath
remove kids pix ( for safety); anything they do not want to get broken or stolen..
They purchased rolling racks, labeled the tubs..created space in the garage to store.
The kitchen, living, dining, linen closet, laundry room, outside stuff, guest bath pretty much stay the same….
Frig..I think they clean it out, and leave freezer items that are sealed.
