Hello All,
I have been receiving reservations with a duration of 1-3 nights.
there is an upcoming guest who plans to stay for 9 days. How many days into their stay should I offer to change the bed sheets and towels?

Are you on site? - if so I would offer them fresh linens and peels half way through their stay if they want a change of linens. @Kory42
by the way I wouldn't advise guests to contact you by phone (unless an emergency) but keep all communication on the Airbnb platform.

Here's some info on how we handle longer stays.
- on our end, I consider a 'longer' stay 7 nights or more.
- supplies - if you haven't already, you may wish to offer additional quantity or additional options for supplies for a longer term stay. Additional options for cleaning, more paper products, if you don't offer some items for the 'regular' guest you could add some for this longer term
- garbage: our property is on a private road that doesn't have services, like garbage pick up, so we need to arrange privately, and for a longer stay we add a garbage pick up mid stay and let the guest know that someone will be on property to pick up. So far this has worked out with zero issues. The issue for a longer stay is the garbage smell build up, not necessarily the quantity, and so for 9 days, if you don't already have a method for the guest to easily remove garbage from the unit you may need to arrange.
- laundry - we have a washer, dryer, laundry soap and so a guest can do a load of laundry at any time, it seems you may not have this option on your end.
- for our longer stays our messaging includes asking if the guest wishes for us (via our cleaning crew) to swap out linens and do a cleaning service - fee would depend on what the guest wants done.
- we do not leave out any extra sheets for guests to swap out the sheets themselves (they obviusly can wash at any time though). We do have an abundance of bath towels. We leave a full set out in the bathroom with a full set under the cabinet for each bathroom. On your end, you could leave out 'extra' towels & sheets and direct guest to use as needed. You would need to provide a laundry basket for dirty collection if you don't already.
- in general I would say that a guest staying in a short term rental (versus a hotel) doesn't necessarily expect a hotel style service of linen change or clean, broadly speaking.
- offering this service to your guest at no charge would be a nice courtesy that they might be likely to decline as they don't want someone in-n-out OR you could find out from your cleaning crew what the charge would be to swap out linens and whatever else you deem necessary (garbage, re-supply, whatever) and ask guest if they wish to have this option for a fee.
- we have a statement in our listing that mid-stay clean, services are available for an additional fee and just depends on what the guest wishes to have done.
I think the idea of offering this service, whether for a fee or not, is a nice gesture and so adding this into your mix of messaging is a good idea for whatever your version of longer term stays.

IF they have access to a washer & dryer, I have experienced some guests actually wash their own clothes and throw the sheets in with their laundry, and towels~ I would let them know, before they arrive, you will be more than happy to launder the linens if they choose. Let them chose what is convenient for them. I have experienced some guests prefer their privacy, and don't want any strangers in the house while they are having family-time or on their computer working. But, certainly offer it to them!

Well I have had the sheets & towels for 8 months, and my maid informed me recently the are still in great condition! I purposely bought high quality ( sheets were 800 thread count). I bought two sets per bed so the maid switches with each guest, that way they last longer. Any higher thread count they take way longer to dry as they become thicker, and my maid doesn't have time to re-dry for an additional 30-45 minutes.
SO, I am thinking I will re-access the sheets condition after a year, and see where they are at in terms of quality. I have has several guests specifically say the bed & linens are great!
I also have separate towels for showering, and hot tub usage. I made a polite sign on top of rolled up hot tub towels ( in a big basket), to please only use these and not the bathroom towels! People are happy to comply as they understand mixing nice towels with chemicals from hot tub can ruin them!
Towels are still in great shape, although, a guest in the past used a hand towel for a rag and bleached it out pretty badly. I just tossed that one in with my cleaning supply rags, and did not charge the guest. If it was a nice large bath towel though, I will definitely consider charging them in the future!

For our property we have the cleaning lady, for longer stays, we will ask her to go and clean the house at least one time or twice, for example is they are staying for 5 day, I will send the cleaning lady one time., this will include to ask the guest if they want to replace the sheets, towels, we will provide extra paper towel and toilet paper of course since our property is close to a beach the house gets sand all over.

Honestly? Zero.
Unless you’re running a full-service B&B or hotel-style operation, most Airbnb guests (even for longer stays) don’t expect mid-stay sheet or towel changes—especially for a 9-day stay. I provide extras upfront (like an extra set of towels and pillowcases in the closet), let them know they’re there, and leave it at that.
Saves time, avoids awkward scheduling, and keeps it feeling more like a home than a hotel. If they ask for fresh linens mid-stay, happy to oblige—but I never offer by default.
