Do you have window coverings for the windows - especially the bedroom? I don't see any and this can be a big issue for people to have it dark at night.
Also the white living room warm - at least with the wide-angle photo - looks very bleak and unfriendly. I suggest you put up some art or photographs. You could have photos for places that you recommend your guests to go to. Other than those 2 issues, your place looks great.

@Samar273 Are you not allowed to hang anything on the walls? Some wall photos or accents would make it feel more homey. Addition of a few rugs would brighten up the place. I would decanter the dressers and surfaces and add only 1 or 2 accent pieces.

Your place looks nice and extremely central which is a huge plus. The only suggestion I could give to get more bookings is to lower the price for a little bit to get a lot more bookings. Once you have a lot more bookings with good reviews then you can start increasing the price. I hope this helps!

I agree with the previous posts. You could use some “warmth” in your space. Some art, rugs, and perhaps some plants would help. There’s a happy medium between too little and too much decor. I recommend looking at other listings in your area. Especially ones that are well booked up!
Also, your amenities say you do not have heat or hot water. I’m assuming that is a mistake.

You want to start off by addressing Cleanliness, Convenience, Connectivity, and Compliance.
Cleanliness - other than being spotless, declutter electrical wirings on your headboard and place bedside tables same height as your bed to make the place more organized.
Convenience - guests may love the view but they would love to have other options, too. Install a rolling blockout curtain paired with a partial shade/sheer curtain. You can also go for double panel curtains; sheer curtain and blockout curtain combo. Install electrical wall sockets near your bedside or place a lamp with electrical socket on our bedside table - some guests prefer to hook up their gadgets and place it next to their person.
Connectivity - I pertain to Wi-Fi coverage. Guests rely on strong Wi-Fi connection when they stay at your place. Make sure you have Wi-Fi repeater/extender to cover connectivity to all your rooms.
Compliance - make sure have all safety measures inside your listing: smoke detectors, fire extinguishers, window/door contact detector (especially if you have guests with toddlers). Check local regulations as well for any other requirements to safeguard you and your guests.
Also, add Charm to your rooms by placing throw pillows or some textured blanket for your bed arrangement, a floor rug next to your bed, some wall decors, lamps, and other accents to match - get professional help in case you want more diversity and a cohesive design for your property.
Once you have made changes to your room, make sure to update your listing with High-quality photos and detailed descriptions to match, so your potential guests can appreciate and level set expectations of your property.

- add more pictures (for example the living room, have 3 pictures from different angles)
- if possible have professional pictures being taken
- I see 2 bedrooms and 2 beds in total, you need to correct the listing as it states:
4 guests
· 2 bedrooms
· 1 bed
· 1 bathroom
- Bedroom 1: it states "one king bed" but from the pictures it looks like 1 single bed
- Bedroom 2: it looks like a double bed (check the sizes)
- declutter the bahtroom and retake pictures without any personal object
- are there wardrobes in the bedroom that your guests can use? with hangers?
- on which floor is it located?
- is there an elevator?
- do you have hot water in the shower? the amenity is not marked.
- do you have a heater? winters are cold in France 🙂 ensure to mark the amenity
- how is the check in? how do guests enter the property? is there a smart lock or a lockbox where you leave the key?
- do you provide towels?
- do you provide a baby coat? high chair?
- is the property closed to public transportation? How many minutes walking to the metro? Specify the metro station.
- are there restaurants in the neighbourhood?
- how is the neighbourhood? tell something about it in your description.
- Rates: create a early bird discount, add a 10% discount if guest stay more than 7 days, and 14 days. - Define your high season and low season and raise and low rates based on seasonality, events, etc.
- ensure for every reservation to receive a review. Invite guests to leave a review.

We are also new to hosting, but we've stayed at many in Europe and the United States. My suggestion is to amp up the information about your space. Other than the view and being in Paris, give some amazing details about your space and what other great places nearby there are to visit. I like to read as many details as possible before I rent. For me, it's not just location and price, but knowing more about your place, why you are renting it, and why I should rent from you. You need to be a salesperson by giving great details within your description! Good luck. 😄

Is that really a King bed in the bedroom? Perhaps a better photo.
I would play up your view and include nearby things to do. Are you near a park or near a bakery? How far are you from the Seine or the Louvre or the Arc? Are you near a metro station to get you to some of those places?

I agree with some of the other posts. I think maybe some art for the walls and maybe some rugs would add some personality to the space. It doesn't seem very inviting. I also agree that maybe re-vamping the title and description of the space would help. I would emphasize the location and convenience since you are so close to Paris. Also, it seems that the sizes if the beds are incorrect. You have them listed as one king and one queen and it seems like it's one single/twin bed and one full size bed. You want to make sure your descriptions are accurate.
