You asked: Can Airbnb offer hosts more flexibility and options to set our pricing?

 

Leading up to the last Host Q&A, you asked for more flexibility with your pricing options. We went straight to the team that plans and builds these tools to see what’s on the horizon. What we learned was surprising. It turns out we’ve built solutions for much of what you’re asking for, but lots of hosts don’t know about or use the pricing settings available. We also found out that sometimes offering certain types of discounts harms rather than helps your business. Intrigued? We were too.

 

To make sure you have the latest insights on pricing, let’s take a look at what your options are and how your feedback influences what we build.

 

Current pricing options

 

You specifically asked for the ability to set different prices according to a guest’s length of stay, or based on the days of the week (for example, charging a different price for middle of the week vs. weekend stays). We actually have tools that help you do both! You can offer a discount for stays longer than a week or a month, and you can set up custom weekend pricing.

 

You also asked about charging guests based on the number of beds they use, rather than the number of guests staying in the listing. While we understand that more beds used means more linens to clean, it’s sometimes difficult for guests to anticipate how many beds they’ll use at the time of booking. For example, not every listing describes if beds are queen sized or double, how many sleeper sofas there are, or how the beds are arranged in a room. Some guests may want to see the place before deciding if they’ll share a double bed with a friend or sleep on the pull-out couch. However, guests can accurately and confidently say how many people will be staying, and you can charge an extra guest fee to account for that. If the cost of cleaning and check-in for shorter stays is a concern, you can add cleaning fees to offset those costs.

 

How host feedback is shaping our work

 

Your feedback shows us where things aren’t working for you, and where we can do better. Based on what you’ve told us, we’re focusing our efforts on making every tool more accessible and intuitive. And we’re helping hosts understand how pricing tools work together, which rules take priority when multiple rules overlap, and how to use the tools you have for maximum benefit to you.

 

When it comes to building new pricing tools, we try to account for a multitude of host preferences while keeping things simple enough for guests to still want to book your space with Airbnb. To do this, we solicit host feedback, test new ideas, and notice what happens to bookings when we add new options.

 

Here’s a little insight into how we test and pass along our learnings to you: Sometimes we can anticipate reliable opportunities to boost your earnings. For example, you may have seen insight messages on your calendar and emails highlighting discount opportunities for specific dates that would otherwise go unbooked. When you apply these discounts, we highlight to travelers the value you’re offering and that attracts bookings.

 

Alternatively, sometimes we find that less is more—like in a recent test in which hosts added discounts for 3-6 night stays in areas we noticed travelers were searching for accommodation, and it turned out the guests who booked those discounted spaces would likely have booked the listing at the regular price for the same duration. It’s these types of insights that we pass along to you in how we build and what we recommend.

What is the point of having more flexible pricing options if the guests can cancel FOR FREE 14 day out? We asked not to have to "strict" which is actually flexible on othe other sites taken away, and you took it away anyway. You hear what you want to hear ABB!

My Listing is in semi-rural Maine, where guests must take their garbage to the Transfer Station when they leave. I need a way to charge an extra amount for my cleaning lady to come and remove garbage if guests are leaving on a Sunday or a Monday, when the Transfer Station is closed.

The problem I’m having is Seasonal Pricing. I have guests booking far out at much lower rates and lower requirements in high season, because I’ve set my standards for now.  During high season I should be getting top rates and strict cancellation policies as apposed to my current low season where I take a much lower rate and easy cancellation policy.

2 Ways to increase income & occupancy rate.
1. For single-night vacancies, guests CANNOT book because I have a 2-night min. I don't want to change my 2-night minimum EXCEPT for instances where there are single-night vacancies lodged between 2 bookings. Your booking algorithm should be able to idenify these single-night vacancies and give guests and hosts an opportunity to book for 1 night.
2. Another way to tackle this single-night vacancy issue & increase occupancy rate is for AB to ask hosts if they would like AB to automatically contact the expected guests for dates contiguous to single-night bookings and offer to extend their stay by 1 night at 50% discount off the listed price. This is an example of a WIN-WIN-WIN as long as the expected guest doesn't accept the offer within 48 hours of the earliest arrival date. Guest gets 50% off an evening of accommodation. Host get extra income that would otherwise be squandered. AB increases all their numbers. With this 2nd option, the communication should happen automatically through AB as soon as a single-night vacancy shows up on the calendar with deadline for guest to respond.

I would like to be able to add an extra fee for pets. I allow them but it does take more to clean up after them.

This year I have had enquires for long term as people are looking for accomodation while they work for 4 months but I had bookings already for holiday makers.So I could not accomodate them.

The main problem we have in Winter is that people who are working in Jindabyne want to rent out the accomodation but my concernfor me is when there time is up they wont be able to find alternative accomodation and they may not want to move out.Its a awful thing to put someone out on the street with no where to go so I dont do long term in the snow season.

I like how I can control pricing. When I turn smart pricing off, I can then go ahead and set my price just by entering it by day, or by week, or by month. What I would like is the ability to control the minimum stay requirement based on season/month. I’m ok with a one night minimum at some times of the year. At other times I would like a two or three night minimum stay. But as it is right now you can’t. It’s all or nothing.

I would love to see seasonal pricing options. If I have smart pricing turned on, it is too high for the summer and too low for the winter. I have to price everything separately, due to the seasonality in South Florida.

Smart pricing is simply a ploy for you to reduce your price, there is no 'intelligence' behind it, I am really not sure why anyone would think that there was....There is nothing intelligent about Airbnb

We have a boat. We want to rent by the cabin. We have 4 cabins. Each cabin can sleep up to 1 or 2 persons. Sometimes 4 people want 3 cabins. 1 double cabin and 2 single cabins. the cabin price is for one or 2 people. We explain to people and make a special price that is higher than what AirBnB projected. This just makes it a bit more difficult to raise the price before booking.

It would be nice to be able to set up multiple rooms within the same listing and book those rooms separately. Currently I guess the way to do that is to have multiple listings and then sync calendars. This is too much work for something that could be managed in a more simple interface. Thanks!
