You asked: Can Airbnb offer hosts more flexibility and options to set our pricing?

 

Leading up to the last Host Q&A, you asked for more flexibility with your pricing options. We went straight to the team that plans and builds these tools to see what’s on the horizon. What we learned was surprising. It turns out we’ve built solutions for much of what you’re asking for, but lots of hosts don’t know about or use the pricing settings available. We also found out that sometimes offering certain types of discounts harms rather than helps your business. Intrigued? We were too.

 

To make sure you have the latest insights on pricing, let’s take a look at what your options are and how your feedback influences what we build.

 

Current pricing options

 

You specifically asked for the ability to set different prices according to a guest’s length of stay, or based on the days of the week (for example, charging a different price for middle of the week vs. weekend stays). We actually have tools that help you do both! You can offer a discount for stays longer than a week or a month, and you can set up custom weekend pricing.

 

You also asked about charging guests based on the number of beds they use, rather than the number of guests staying in the listing. While we understand that more beds used means more linens to clean, it’s sometimes difficult for guests to anticipate how many beds they’ll use at the time of booking. For example, not every listing describes if beds are queen sized or double, how many sleeper sofas there are, or how the beds are arranged in a room. Some guests may want to see the place before deciding if they’ll share a double bed with a friend or sleep on the pull-out couch. However, guests can accurately and confidently say how many people will be staying, and you can charge an extra guest fee to account for that. If the cost of cleaning and check-in for shorter stays is a concern, you can add cleaning fees to offset those costs.

 

How host feedback is shaping our work

 

Your feedback shows us where things aren’t working for you, and where we can do better. Based on what you’ve told us, we’re focusing our efforts on making every tool more accessible and intuitive. And we’re helping hosts understand how pricing tools work together, which rules take priority when multiple rules overlap, and how to use the tools you have for maximum benefit to you.

 

When it comes to building new pricing tools, we try to account for a multitude of host preferences while keeping things simple enough for guests to still want to book your space with Airbnb. To do this, we solicit host feedback, test new ideas, and notice what happens to bookings when we add new options.

 

Here’s a little insight into how we test and pass along our learnings to you: Sometimes we can anticipate reliable opportunities to boost your earnings. For example, you may have seen insight messages on your calendar and emails highlighting discount opportunities for specific dates that would otherwise go unbooked. When you apply these discounts, we highlight to travelers the value you’re offering and that attracts bookings.

 

Alternatively, sometimes we find that less is more—like in a recent test in which hosts added discounts for 3-6 night stays in areas we noticed travelers were searching for accommodation, and it turned out the guests who booked those discounted spaces would likely have booked the listing at the regular price for the same duration. It’s these types of insights that we pass along to you in how we build and what we recommend.

I would like tools to set cleaning fee amount for short stays and then more for longer stays. Right now I can only charge one amount. It takes longer to clean the longer someone stays

Ι can totally agree with you Huma. It's something that can automate our pricing policy and make our lifes much easier. Great for pointing this out. I hope that it would be integrated into the next update.

I always thought cleaning fees was just a cunning way to penalize the one nighter! How else can anyone rent for one night charging the same unit price. If I book a room or apartment I would never book one which has cleaning charges. In my opinion cleaning is just another cost involved in renting and should be included in the cost price.

No guersts are the same a one nighter can cause havoc in a room and make plrenty of work for a cleaner. In the past I have had many week  stays and some leave the place looking perfect, but the way I would work is it takes just as much time to clean a clean place as any other...OK I know there would be a bit less but not much. You cannot look at a bed and say that looks clean...it still has to be striped cleaned, ironed and remade. The same goes for the rest of the work, I dont think you can get away with saying well the kitchen looks clean I will leave it till it looks a bit dirtier, I know for a fact lots of hosts do do this but ...it aint right

There is a pricing tool that is needed and I called Customer Service to request it. I would like to set a custom maximum night stay. We have a full apartment in a tourist area and welcome long term stays over the winter, but not in the busy spring and summer months. There is no way to set a seasonal maximum night stay. Please add this Airbnb!

I think it would be beneficial to be able to click a button and hold my calendar for long term stays only ... But not as a permanent setting. For instance, have this feature enabled for a week after I've unlocked my calendar on any given month. Inevitably I'll have an entire month open and one person will book one night right in the middle of it within 24 hours, totally preventing a month long stay for anyone, and I don't have a say in it.

 

This would make it easier for guests looking for long term stays, too, to have a better window to book.

 

I've also noticed that first time ABB guests rate my listing on average one star less than experienced ABB travelers -- presumably because they're comparing it in their mind to a hotel, not other ABBs. Is it possible to weight the reviews of first time guests (first time staying with ABB ever) less than experienced guests?

 

Also your app is so heavy, it takes up so much juice and mem. Dang guys.

I agree, it should be easier to adjust pricing for last minute requests that would otherwise go unbooked.  I have had inquiries on last minute discounts for the next night.  Having a 15% or even an adjustable discount option would be very beneficial.

The only way I can set a per night stay is by either a person or couple per night. I know I can add an additional person per night charge. I need to be able to charge per room. At some times I have 2 guest, which then charges them how I have it set. But then they tell me they need to separate room. So I have no option to charge them for the additional room. Help me figure this out how I can make it work.

I would love to be able to have a variable cleaning fee based on the number of nights a guest books.  A $20 cleaning fee for 1-5 nights is fine, but once a guest stays more than 2 weeks, is there a way to add an extra cleaning fee premium on?

I would like to  be able to set a higher price for a one night stay then if they stay 2-6 days a lower price . . . . I would like to offer one night stays but would like to have that set at a higher price with discounted price for subsequent nights.

i'd like a way to have better pricing than smart pricing provides...i've never been impressed with smart pricing and their low-ball rates...quite frankly, using smart pricing costs me a LOT of money in opportunity costs...

I would love to be able to show what the current tax rates are.  In Hawaii we have a General Excise Tax and a temporary lodging tax.  Together they are over 14%.  Rather than build this into my rates, I would prefer it be computed by Airbnb (VRBO does this for us) and then added to the rental. The guests needs to know that we don't receive 319 a night when that is really 280 for the condo and $39 for the state of Hawaii.  Many guests ask me if our rate includes taxes. So there is a valid guest need for information but currently we have no way to show it.  

Although we can SET pricing for weekends, that doesn't reflect seasonal demands.  IE if I set my weekend pricing to $90 per night for Friday/Saturday and in September my normal intake is $99 per night, I lose out on that income.  Is there a way to set Smart pricing for Peak periods?

We need the ability to have optionally ammenty  charges like a boat slip which is a big one for us.  Parking a boat and trailer at times is another example.  As we host on a lake with a lot of additional things we could offer but we don't because it is not easy or possible today.
