I live 2.2 miles or 3 kilometers From ATT stadium so I’m close but still not sure if I should use Airbnb
We are about 45 minutes from the Kansas City stadium. We are struggling with how to price our small unit, which typically rents for $140 per night. Any suggestions?
Hi Jennifer ! In Mexico city for the world cup season the things have increased about 70% , I already have booked my apartment with a increase of 50% additional of my regular fee.
Be careful with the "artificial intelligence" of Airbnb or how they call "Smart price" because Airbnb hadn't feed the "smart pricing" telling those days is the soccer world cup.

Being about 45 minutes from the stadium actually gives you some flexibility. In situations like this, I’ve found it works best not to jump straight to extreme pricing.
A few ideas that usually help:
Look at comparable listings within a 45–60 minute radius during other major events and see where they land.
Consider a moderate increase (for example 20–40%) rather than doubling the rate. Guests further out are often value-focused.
Use dynamic pricing or set different prices for match days versus non-match days during that period.
Highlight what makes staying farther out attractive (easier parking, quieter area, more space, etc.).
You can always start a bit higher and adjust as you see demand coming in. In my experience, gradual adjustments work better than guessing one high number and waiting.

We are in midtown Kansas City. We opened our calendar last month and got five bookings. We doubled our prices but didn't go higher because we have three bedrooms but only a single bathroom. Most of our World Cup bookings are for 3-4 people.
I've seen the news report some insane pricing going on in the area (thousands per night). I don't know that's going to hold. I looked at the area and most of the listings for summer 2026 seem to be closer to where we are. On normal days we are only slightly more than you are right now. So we just set it to double and that seemed right.
There are so many people coming to KC. The apartment complexes going up are mind boggling.
I hope you get guests. I love Lawrence and in the scheme of things, it's not that far away.
Also, I may let the guests know I need ID. I worry that scalpers will book a place then resell the spaces. Oye - this will be a wild summer.

That’s a good question and something many hosts think about around major events.
You can’t fully “turn off” cancellations, but you can choose a stricter cancellation policy (like Firm or Strict) for that period, depending on what Airbnb allows in your region and listing type. That gives you more protection if a guest cancels close to the stay.
From my experience, for high demand events like this, even if someone cancels, the likelihood of rebooking is usually quite strong, especially if your pricing is reasonable and your calendar is open early. That said, last minute rebooking isn’t always guaranteed, so it really comes down to your risk tolerance.
Some hosts prefer stricter policies for peace of mind, while others keep moderate policies to stay competitive and attractive to guests. There’s no one size fits all answer, but planning ahead and watching demand in your area can help you decide what feels right for you.
