Love to see a stricter policy option for holidays and/or seasonal. I recently lost a July 4th rental and the flexible option you all recommend didn't give time to get a new booking. Luckily I used our property instead but lost revenue. VRBO gives a 14 day cancelation option which seems fair to renters and the host = Travelers who cancel at least 14 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 14 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
Thoughts?

I did make the change to Firm. When you first list ABB recommends flexible so that's what I did. In the off season I may switch back. But I still think a stricter Holliday policy would be a good option to offer hosters.

@Susan5202 sadly you can't switch the cancellation policy seasonally unless you limit bookings to a few months in advance. Someone booking in low season with a flexible policy for a stay in high season will keep the flexible cancellation policy.
I've used strict for eight years @Susan5202 what do you use. If you want to protect yourself use a stricter policy.
