Critique my listing - Oakridge, Oregon.

Hello!

My husband and I are new to Air BnB. We only have one booking after 2 months.

*Looking for some ideas to make my listing better. We are really excited about this journey and truly hoping for the best.

Concerns:

1) People with thrash our special place.

2) We really only want a few guests each month/few months that will take care of the place. We are not in this for a lot of $- just to cover some expenses. We are worried that if we turn down guests who have poor ratings, we will be dinged by Air BnB.

3) We are concerned (after reading horror stories about the new policies/actions) that we will not easily get coverage if our place or possessions get damaged.

4) We are concerned that AirBnB will not remove retaliatory reviews if we are honest about reviewing guests. 

Thank you for your ideas and help!

NOTE: *We do plan on retaking some photos since we added a few pieces of art  in the home and furniture on the deck. We are also replacing the bunk bed with a full-twin trundle and a king sized bed in the master.

We hired a local person to clean our Airbnb. We are very fortunate because she always goes the extra mile. We have had a few bad experiences, but with her help we have been able to resolve issues quickly. In addition,  she sends photos before and after each stay. This also ensure that we can review that the Airbnb is rentable.
