Critique our first Listing and give us tips to maximize occupancy in the beginning

We put a lot of time and energy into building it. Any recommendations on things to improve or do to maximize occupancy rates?

@Fil-and-Ellie0 you guys did a great job with the decor. Your A-Frame looks like a cozy place to stay and looks like it should get booked a lot. I could recommend giving it a name. Please like places with a name. I was wondering if the pictures where taken by a professional or a with your phone. If you did not get a professional to take pictures, I highly recommend it. I would also recommend putting descriptions under each picture. Have fun describing the picture. When you describe the items in the picture, talk about the name of the coffee machine, the types of linens on the bed, etc. I could also recommend adding in the amenities to the listing. The more information you can share about the experience people will have at your property the better.

Hi @Fil-and-Ellie0 , Your listing is absolutely beautiful. It is quite evident that you have put in a lot of love and energy. 

Mr. Joe is absolutely right. Give it a well thought of name that signify relaxation with luxury and comfort and adventure. 

 

Also i would strongly recommend that you add essentials because they're the only thing missing and they don't cost much. ( Also, as the name suggests they're absolutely essential )

 

Add wifi if possible. You can also log in to Netflix, Prime, HBO etc. on the TV with your own account (most of them can be logged in to multiple screens)

[If you do this add pics with the TV on]

 

Increase the price and offer discount.

I'm new to hosting and love your home! A great start to a wonderful listing. One disconnect for me is how the description is about the house, but could focus more on how you (the customer) can experience this gorgeous place. For fun, I tossed your description into AI and it spit out this description. I did give it some direction on making the customer the center of the piece and how they experience it. While not perfect (def needs tweaking), you can see how it focuses on the potential booker and the emotional side of the equation:

Other thoughts:
• Needs local guide info. What are some great places to visit nearby. Hikes. Diners, etc., but i likely don't have access to that

• Also, the place is gorgeous, but the decor seems a slightly clinical for me. Maybe add splash of color and flowers to make it more inviting. Maybe add some food in the kitchen on a cutting board to show it in use. People want to imagine themselves in those settings. See themselves relaxing. Just a thought.
• The one pic that seems off is the darker image with people in the frame watching TV. Also, when you shoot, shoot with the perspective of the client -- what do they see from their perspective? Their view from the deck.
• I agree with others that adding captions and instilling your personality into this will really warm it up.

 

I  truly think it's a winner! And now I need to go back to mine and see what more I can add based on the comments others have provided.  I've learned a lot.

Three Points Hideaway (a play on triangle)
Catskill Chevron (again, a play on triangle)
maybe something with the name Pyramid or Delta (the greek letter shaped like a triangle. Delta Dreams?
