Feedback Listing Please

Hello I’m new to air b n  I’ve had 4 bookings but concerned about the lack of bookings atm as the air b n b is currently costing more than it is making due to double council tax etc.

Also I have set it to minimum 3 nights since yesterday as it was 2 nights stay however the reason being as the first days fees is wiped out by cleaning and laundry charges.

id be grateful for any pointers or if I’m missing anything

Hi @Adrian4165 , thanks for your support on this thread! Just out of curiosity, are there any specific or cost efficient tea or coffee brands that you prefer for your listing?

No, we don't have a recommendation of any particular brand. We buy various brands that we like, in bulk. It's really such a small part of our cost. We haven't found our guests to be consuming a huge amount. It's really just a convenience and a nice touch. Also we have a local discount store that we shop from that carries a variety of choices.

That's definitely a practical way to manage supplies @Adrian4165 . From my own experience as a guest, it's usually tea, coffee and milk that we personally look for. I do think these small touches help guests feel welcomed and cared for at the listing.

That's great to have a local shop from where you can buy a variety of options! Are there any other amenities in your listing, that your guests truly appreciate?

We provide pens, pencils and a notepad, tape, zip lock bags for take home food storage. In the bathrooms we provide shampoo and conditioner, sample size mouth wash and toothpaste, sample size spray deodorant, a first aid kit with rubbing alcohol, cotton balls, Band-Aids, Neosporin and bug bite gel. In the living room we also have a candy dish with individually wrapped peppermints. Although we have yet to have anyone use it, we have a charcoal grill with supplied, charcoal and lighter fluid on our back porch.

@Adrian4165 , that's such a thoughtful selection of amenities. I like how you've added everything ranging from stationery supplies to first aid! 

Charcoal grill does sound like a luxurious addition to the list. I remember , when we visited Manitoulin Island here in Canada, our Airbnb listing did have one and we enjoyed cooking meals😍 I am sure your guests will appreciate it too! 

What made you add a charcoal grill to the listing though? Were you inspired by any other listing you might have booked at some point of time?

My son had been a guest at several Airbnb's with this feature and we thought it was a nice touch. We thought about installing a propane unit but had heard that guests might unintendedly leave the gas on, emptying the tank. So we  decided to go with the charcoal unit.

I have encountered similar challenges. With shorter stays, increased cleaning costs and other expenses can significantly reduce profit margins. I recommend determining your breakeven point and ensuring rates do not fall below that threshold. Increase the number of required booking days on more desirable days.  Additionally, consider minimizing cleaning or laundry expenses, or integrating these costs into your daily rate to make your cleaning fee more attractive.  Hope this helps.
