Feedback on my listing!

Hi everyone!

I’ve been working on hosting in a 5-unit building located in the countryside of West Puerto Rico.

For some reason, this particular unit has the lowest occupancy rate compared to the others, and I’d really appreciate your insights.

Could you please take a look at the pictures, description, and overall presentation of the listing and share any suggestions on how I can improve it?

@Alisson30  Looks like a great building!  Love the bright photos and paint colors.

The only thing that stands out is your very lengthy list of house rules.  I would run that through ChatGPT to make it more concise and more friendly sounding.  

I am also thinking that 1 bedroom vs your other units with 2 and 3 bedrooms could be impacting your occupancy.  Nothing wrong with a 1 bedroom but it is limiting. I personally am not a fan of 2 beds in one bedroom.  ( Your listing states 2 small beds) Its OK for mom and dad and kids but not ideal for two couples.  If it were my listing I would add 1 king bed and sleep 2, king beds are a hit for most.  Because you have 5 units under one roof, if someone needs more space, they can rent an additional unit. 

Here's a headline I crafted for you- Headlines should be used to stop the scroll and tell the scroller something they would not know unless they clicked on the listing.

Looks beautiful.  The view is the best part. I would see if you can snap a photo of the living area and the view included and use that as the "cover photo."  I would use fewer photos that show the tile floors, or de-emphasize those.

Looks great. I would take pictures of the rooms with the window blinds open and the curtains open to get some natural light.

love the listing. Love the location. 
a few things that I would suggest are 

-minimize the photo count. 49 seems like a lot of photos for this unit. 
-are rhe photos professional done?  Some look dark

-I always like to see eye candy in the pool.  Floaters etc. it adds to the appeal of the photo 

-the listing description would look nicer if it wasn’t big paragraph, rather a short description with point form amenities etc makes it much easier to read 

-photo captions and amenities tagged to each photo 

-the rules seem quite strict. asking guests to do a lot before they leave. 
-c 19 executive order?   Is this still a thing? 
-19mbps internet speed is quite low.  I’m not sure if you are able to up that speed in your location!  

these are some suggestions,  that are solely my opinion.   I hope you can gain some insight and hopefully these suggestions will help.

Your listing looks great and seems like it would be a really fun spot. I'm wondering if all your other unit listings mention construction, the rough road driving in, and the potential animals. If not, maybe that's the reason it's going unoccupied. That feels like a lot of negativity to put in your description (though as I host I appreciate you trying to make people aware of what they're getting into). You may want to weave those things into the description more lightly instead of treating them like red flags. Ex: A quaint country road takes you to this relaxing retreat with amenities like air conditioning, a pool, hot tub, etc.....

I also agree with the other reviewer who's noting that two couples wouldn't stay. Not sure if that couch in the livingroom pulls out, but if it does, that'd be great to note for privacy reasons. Or if you could move a bed into that main room, it might help add a private space if two couple want to rent.

I would also avoid getting into the logistics of the pool area and stairs and first floor. It's sounding complicated and undesirable. I'd let the photos do the talking there if you can.

I think the two single beds would keep me from renting. As a couple I always get rooms with a queen or king bed and would overlook rooms with only single beds.

Fabulous listing. Focus on what guests want to know such as guest access should list down checking procedures. List down processes u want guests to adhere but not overwhelming them. Highlight amenities you provide in addition to standard assets. Dos and donots in bulleted list. Hope that helps

Hello Alisson , the property you are highlighting looks absolutely magnificent and I’m sure your guest enjoy it to the max. If I were in the position of looking to rent, I would find the 46 photos overwhelming and many have irrelevant focus. Simply show the amenities it will speak for itself in a dozen photos much stronger than it does in 46. I don’t know if I’m the person to ask?  we have been with
Airbnb for about six months.  we have spoken with Airbnb, who said we had a great listing.  Yet in six months  we have one inquiry  and one instant booking.  
Airbnb says we’re not doing anything wrong.   we have a great space for rent in the mountains.  But no business to speak of.   We’ve had 15 bookings with VRBO.   Disappointed in our Airbnb support and experience.

Perhaps you might consider asking the Community for listing critique, to receive feedback from fellow Hosts yourself? It can often give you good ideas on tweaks that will make your listing stand out more to guests, leading to more bookings!
