Fees paid by host

Is it possible to set a listing up so that the hose (not the renter) pays ALL the fees?

I’m not sure how I can phrase it better, I simply want to know how I as the host can pay all the fees rather than both renter and host paying them.

@Ross651 Yes - Just go into your account (not listing) and you will find the option in there.

Do be aware that it might drive you over the VAT threshold as you have to declare the full cost of the stay as revenue and this is what triggers the threshold.

I have not tried it myself, but I believe there is an option to do this (not sure it is available to everyone, or just under pro tools). Unfortunately, I cannot find the option anywhere in my settings right now. 

 

Perhaps some other hosts who are using it can advise...

@Ross651 Yes- I have my listing set up so that I pay all of the fees. I upped my nightly rate to cover it. I can't find the settings option that allowed me to do that, or I would tell you what to do! 

I do know that this option was not available when I first started hosting, but it became an option within the last year or so. I'm in the US, not sure if it's available to hosts in the UK? I hope someone else can chime in and tell you what to do! 

 

Hi @Kia272  I'm considering doing this as well. What is the reason you decided to pay all of the fees? What sort of benefit does this have for you? Are you able to write it off as a larger expense against taxes? Very curious.

@Karol22  I did it because I think it's a better way for guests to shop. I would get enormously irritated when looking at properties, seeing the nightly price, doing a mental estimate of how much my stay would cost, and then getting all that blown up by clicking through and finding cleaning fees, service fees, etc. As you know, that will sometimes double- or more- the total price. 

 

I'm still taking home the same amount per booking, but the pricing is much more straightforward for my guests. I don't even make a point of saying, "hey- I pay all of your service fees- in my listing. They'll figure it out when they click through, especially if they are looking at multiple properties. 

 

As you may know, AirBnB now claims to be trying for more transparency in pricing, but those fees still add up and irritate guests. This is just how I like to do business. 

 

As for taxes, it makes very little difference because I upped my price. The bottom line with any business is that gross minus expenses equals net, and that's what I pay taxes on. Hope this helps.
