Guest questions

Hi,

I am in the process of setting up my first holiday let property and was wondering what sort of questions / queries your guests ask you during their stay?

@Natasha390 Most are looking for tips for good restaurants, pubs, supermarkets take aways etc. Others may want to know good walks, places of interest etc. We had one group who wanted to know about retail outlets.

We now have a folder in the apartment with places to go organised by eating, walking, historical places etc.

Like @Mike-And-Jane0 says, @Natasha390, plus all the obvious ones. Depending on your target market, many will want to know (immediately) what the wifi code is, and how fast it is. Why you don't have a gazzilion TV channels. Why the countryside smells differently, how to blank out the church bells, and why it's impossible to get an extra-hot double-decaf-macchiato at midnight.

You're starting up at a very odd time, but you may find your location is just what the doctor orders (or demands) this summer.

maybe also point out

- parking (associated costs)

-is it safe to walk around and during which times

-groceries/consumable purchases etc

-if pets are allowed

-extra linens 

 

In the house manual literally put everything people would need to know, we have had several people who could not open the main door (pull handle down, keep in this position and pull door towards you). So try to make it as “fool proof” as possible. 


Please clearly define your expectations and rules- this could help managing everyone’s. Stay safe and good luck 🙂

Also its actually a great time to be starting a new rental as the only was is up from where we are today!

BUT please ignore the Airbnb suggested prices - Their algorithms are not good at the best of times and in today's world they are suggesting rates like £35/night on our 3 bed apartment. Frankly I would prefer it to be empty than have were and tear at that price. Finally as you are new you might find what we found last year that you get bookings at the last minute so don't worry until a few days before check in. This might be even more true in a post lockdown world (assuming we ever see one of those again).
